In d event of doubting d genuity of a particular Agent, me feel buyers and Agents alike would do themselves/ourselves a lot of good by ensuring that d Agents they/we transact a property business with are able to convince us beyond reasonable doubts with d following:

A. Name (with a valid proof).
B. That he/she can be identified with a Real Estate or Agency firm that is duly registered with CAC either as a Business Name or Limited company.
C. Ensure that at least a meeting is fixed 2 hold in d office of d so-called Agent (not at a fast food joint).
D. Do all necessary due diligence depending on d peculiarity of the business on ground.

Whether d results of all of d above meets your/our satisfaction should promptly determine your/our line of action of either to:
** "flee from all appearances of evil"
** Continue to dine with d devil (with or without a long spoon) or
** Carry on with d transaction with d noble fellow.

lawyer: For a long time now, a lot of fraudulent agents have been on Nairaland posting properties that have no head or tail and violating the rules of the property section. You see some of them posting over 20 Properties for sale on the home page and they either have no direct link to the properties or are just making the property section very unbearable to read and enjoy. So I now want to be exposing them and banning them and advising you to avoid them at all costs because they are confirmed Scammers.

So when ever you see a property for sale by an Agent on Nairaland, please endeavor to click on the Agent's profile to see if the Agent has been banned. A banned agent is a clear cut sign that the person has evidence of bad character and not following the rules no matter how simple they seem and if they can't follow a simple rule here, how would you now trust such a person with your hard earned money.

For example people like Osazeyankee, faithfulness, 4evaGod etc are serial spammers and they is no way I can vouch for these people for you to do business with them because they don't follow simple rules and they continue to open new Nairaland I.ds to market fictions properties. So please be advised to ALWAYS check an Agent's Profile by clicking on their name. The moment you see the agent has been banned especially for spamming for more than 3months please have absolutely nothing to do with that person or agent. The Moderators on Nairaland have now taken a tough stand to weed out fraudsters, spammers, trolls and thieves that intend to make life unbearable for viewers of the property section and please don't hesitate to assist us in pointing out those that we have missed.

Continue to type their names here when ever you see an agent has over populated the Nairaland property section with more than 3 posts per day instead of using the bulk property forum. A person that does not follow the rules behind a computer will never follow the rules in real life to safeguard your money. Its just simple logic!

The only way you can sanitize the property section from hoodlums and spammers is to require each poster to post their properties with pictures. The moment you start to delete posts with no pictures, then you know who has access to the property they are advertizing or who doesn't have access to the property. How can someone post a property for sale without setting eyes on the property or without knowing anything about the property? If you have access to a property you should be able to take pictures of the property and post it here.

I got wind of the official existence of the newly established Lagos State Real Estate Transaction Department (LASRETRAD) today.

The Lagos State Real Estate Transaction Department (LASRETRAD) responsibilities include but not limited to the following:

a) Sensitize the public about estate agency and attendant rules, risks and benefits;
b) Keep a register of qualified Estate Agency Practitioners who voluntarily register with the Department;
c) Ensure protection of citizens from illegal trade practices:
d) Create a forum for affected members of society to lodge complaints against unscrupulous agents;
e) Monitor compliance with the Lagos State Tenancy Law, Criminal Law and other legislation on Land transaction; and
f) Prosecute agents suspected of having violated the applicable laws.

Pictures could be helpful but they wont stop spammers,pictures could be cooked up.
Intending buyers should always excercise DEEP caution when dealing with ANY property seller/agent on this forum(even when physical contact has been established),NO FINANCIAL commitments should be made,until AFTER all due diligence/verifications as to the authenticity of the property have been completed by the intending buyer

I think there is always a good solution to this problem if nairaland can create a portal between the buyer and seller where by once the buyer is fully satified,confirmed the property and with the bids then the buyer would pay through nairaland after proper documentation is done.so the payment would be through nairaland and the seller once the property is geniu or money back if the buyer isn't satisfied with it.Moderator think about this.

What you are describing is called ESCROW. where there is a type of middlemen arrangement to act as a go between. The trouble with that is that it will not be free. What's the motivation for Nairaland or any company for that matter to offer that service for free? Just in the name of protecting the buyer?

Trust Nigerians, everyone will like to be safe and secure in their transaction but no one is willing to pay for it. As soon as they know it costs money, they run for the hills. Penny wise, pound foolish and they come here crying if something goes wrong.

And the agent will play on this by asking them to hurry to get a land/house that is not available in the 1st place. They will convince the buyer that going thru the process is a waste of time.

Proper investigation is still the key. If you are not sure, i will advise that you stop and save your money.

I STRONGLY SUPPORT THIS.

Since a real transaction could take place, there is need for the suggested measure to be in place and this will also boost the credibility accorded Nairaland.com which has really gained very good ground amidst Africans both home and abroad. Please and please Seun should be kind to look into this and a guarded REVIEW of each agent should be made available alongside their profile which they themselves cannot edit or influence.

By so doing, any one wishing to deal with such agent or an individual would be able to tell from the agent's profile, he or she would able to tell from the past feedback that the agent has goodwill.

Before any agent is approved on NL, they should be screened by the OP, asking for some documents such as listed below as quoted, after the detailed screening, then they can be approved to post any thread on the forum.

We want good result. Please lawyer and Seun, kindly look into this and bear in mind this should not only apply to the property section but to extend to all facet of NL.

The ebay idea is a welcome idea as suggested by participants.

Clients & Agents alike must confirm the following before any transaction;
>The real Name and Address of whom they want to do business with;
>The Certificate of registration of Business Name or Incorporation of the Agent;
>The Lagos State Tax clearance of such Agent.

For if a Transaction lead to a Court case, the filing at court will require detail of The Name of the Agent, Address, Agreement / MOU (memorandum of understading)before such case can be tenable in court.

We should take time to do the necessary home work to avoid rushing into problem.

Also let all Agent on Nairaland bear their respective Company Name Initials to show their real self. It will help to identify ourselves and it brings confidence as to who we are dealing with.

An Agent can not do it all alone without networking other agents in other axis, hence we need to be familiar with who is who on the net / Area covered.
