I want to start up this project but I dont know how to start as I am a novice in building projects. I have been following the property section for sometime now. I want to thank some great builders like Spyda,Brabus and co for there motivation. Now its my turn to start up a project. The site is located in Iwofe area of Portharcourt and the building I intend to raise is a storey building of 2 bedroom , 4 flats. The attached is the building plan and the quotation which I got from the builder who is also the architect.

I need to tell this bluntly, if you see any one given you less than this is either not knowing what is doing or intend to ask for more later. I tell u this guy is being honest enough. Go for it!

bro are you for real? peeps telling me is too costly and note the house is a 2 bedroom. How are my too sure that he wont ask for more later? The approval of the drawing and other things are running up to a million naira.

The prices are ok, If u plan block foundation cast atleast 1plank before setting of block and apply beam at DPC together. this will increase the quot anyway, but is the best,are u using gravel or granite. Labour is not inclusive.

Finally! This is cool, if he will give you a solid structure N11m is not too much for roofing a house in PH. Ask for reduction when you start each stage but keep an open mind and work with him as a friend not a boss. Keep pushing, I will like to hear your testimony when you start to collect the rents grin

My oga thank you so much for your advice. Where should i ask for a reduction in labour or in materials? Is is wise to purchase materials myself or just give him money at every stage for everything (Labour and materials). 2.370 million is for the foundation alone (labour and materials) to dpc level. Is this cool for a storey building?

I second this, abi na third sefgrin if you are buying the materials you might be interfering with the work. Sometimes you might not get him the materials he needs at the time he needs them. Just stay aside and monitor the quality of what he buys. In fact, I like it when my clients buy materials for me, I will be sitting cool and directing affairs while he sweats in the markets. Buying is hard work on its own. If you can trust him, let him buy the stuff.

Family and friends who do not have an idea of building are saying that the project is costly, that I should do this and do that making me feel as if im getting duped. I thank you for your kind advice I will just give him the money for materials and everything and I will be monitoring the site once or two times a week because of the nature of ma job.

The guy may spend well OVER 1 million naira just for aggregate and you call that ok? For "blinding" alone well over 1 million Naira and that is OK? I must be missing something. I mean its a two bedroom four flat with just over 20 columns and for "basket" a little under N500,000 ? Come on! May be its me or PH or there is a professional clan "tribal" territorial protection.

Poster I think there are hidden critical nodes to inflate the cost eg Aggregates, sharp sand, cement etc. I will do my best to tear down the quote later in the day. Good Luck and congratulations.

The quote for cement here is N1700 o and the sharp sand is N25,000.

Nobody is here to say the guy is missing some other materials - binding wire, water, planks for bottom beams and lintels (abi those costs are part of the labour charges)

I dey see N500 peg as if the pegs would fly reach site. What about woods for profile. N1000 for 3in nail

I can agree on the aggregates because I'm not familiar with that terrain but on other things I think it is a fair quote.

Truth bitter like I said.

Oga Diordaves, long time. I will be waiting to see your own quote later today and we can all gather and pore over it. This will be educative as well as entertaining.

@ Jaydacorsair, it might profit you to hold on to your money till after this weekend. Dont pay the contractor till next week so we can all debate this within the weekend and see the points there.

The client didnt even reply my mails about price readjustment and I had to fund the N500 x 330 bags deficit with my salary! Bros, e no easy ogrin

...e no easy!..guy is talking from experience! true talk. Ordinarily, this is what they call variation in d BoQ...but can dis client listen to us. Back to jadacorsair issue. what I intend to suggest will benefit u but may put this ur Contractor in problem. Ask d guy to prepare contract agreement based on dis quote and try to employ trusted person as a consultant, because u may not know better. U can't sacrifice more than 100k for this. I tell u this contractor will have nothing left over if not begging u for some coins later........who dare said this bill is much. You see, U guy don't understand what we face with labor and supplier...their price is fixed and no story is not entertain.
