Please i need the advises from Lawyers on Nairaland on this situation:
I rented an office December 2013 and by June 2014 i just received a quit notice from the Landlord that he is giving me 6 months notice to vacate his property and the reason he gave was "because of the latest development". I wonder what was the development because physically i could not see any reason why he has to do that for he is a man i respected so much. He gave an option that if i decide to leave his property i should come to collect the balance but i just felt embarrased by his action. I later learnt that through another occupant in the same complex that he wants to give the place to a Lady who is a co-tenant because he is having a secret affair with her.
Please Nairalanders what steps should i take, because changing business locations like that will affect the fortune of the business, i have suffered from a situation like that before when government demolished my former office as a result of road development. Please, i need your advise. Thanks.

I am not a lawyer neither do I have a robust knowledge of property matters but I think your landlord had done no wrong. He gave you 6 months notice which i think is what the law stipulates; that means you have till March next year to move out (which I honestly think is fair enough). He has every right to give any excuse for the quit notice (its his property anyways)

I am sorry for all inconveniences this has/will cause you and your business.

OP, your landlord has done his part by serving you a 6month quit notice which is to expire in December 2014, it's his property and he does whatever he wishes with it. However, if the tenancy agreement stipulates the conditions under which you may be ejected and you thing his reason for ejecting you is not covered by the said clause, then you may want to wait until he serves you a 7day notice and subsequent court processes in which case you will have the opportunity to contest your ejection.

My advice to you though is to start looking for an alternative apartment because the court will hardly force a willing tenant on an unwilling landlord.

Don't know what to say.

I believe quit notice is served after the expiration of rentage,and it depends on the terms of rentage.

Wrong! A quit notice is a normal regular routine notice. If all was well it would read: 6 months to go, prepare to pay me or waka. If all is not well it then reads: 6 months to go prepare to waka.

It's meant to protect landlords and even help tenants themselves plan ahead.

Stop listening to rumours. Obviously mistress gossip is the first thing idle minds will chatter about. Go and meet your landlord cordially to discuss things with him. If that fails start looking for another office. it's his property and he has the right to use it as he pleases.

I understand all the points being raised here. I never contested the fact that he owns his property and whether i like it or not i will definitely leave the place one day, but my point is that why did he rent the place out when he knew he will be needing it. I barely spend 5 months before coming up with a quit notice.
Anyway, i have been looking for another place but i see the whole scenario as a display of wickedness.
I did not remember to include in my first post that for over 2 months ago, they have changed the padlock to the main entrance thereby making it impossible for me to enter the premises unless a lady whose shop is beside my own come to open the gate. I happen to be the only man in the place and i have to be waiting for them 2, 3 hours at times and most times i could not transact business or attend to my clients unless they open the gate. I complained to the agent who is also a woman and stays in the same complex and all she could tell me was that she is also tired of the whole situation.
But, i think even if they will change the key to the gate i was supposed to be informed or give me a copy to duplicate as usual and not doing that since August when the quit notice expires in December.

don't just be mad with your landlord or be listening to rumour. In as much as you signed an agreement, get a lawyer.
Serving you quit notice 6month prior notice is valid and legal. But he can't evict you before the expiration of your agreement.
