A friend of mine seek for my advice, he said to me that he has been able to save upto 4.5m and he intend to build two flats ie three bed room and two bed room flat detach. He already got a plot of land, he wants to know if the mentioned amount can start and complete the project because he does not want to get hooked at a certain level. They may have clue. I am sure your friend will get somewhere with that amount. But I doubt it can complete the whole thing cuz some freaking unsuspecting and unexpected expenses could materialize.

Building house is not as expensive as people think when you talk with a REAL professional.
With that amount your friend can have value for money. However the truth is that for the money to complete the project if I'm to handle it, then I will handle the Architecture. I don't do it personally but will give it to one if my Architects to handle.
The reason is that the building plan can increase the total number of blocks to be used, the total ceiling and roofing area to be used and even concrete of floor area as well as every other thing. But with the budget in mind my architect will do building plan that fits into your budget working hand in hand with my Quantity Surveyor. Get a quantity surveyor to make an estimate for you. Otherwise there are plenty of guys on this thread who can help out for free. But you need to have a plan as estimates can only be made using a plan.
