One of the very needs of humans is that of shelter. Shelter defines any structure that provides a protective cover. The magnitude of the shelter becomes inconsequential once it is seen to fulfil its primary purpose. At some point in time, what may matter may be as little as a bus-stop stand or a canopy. So the magnitude therefore depends on the one doling out the cash. His likes and dislikes and his perception of the resultant effect of societal pressures.

The first thing I was able to do to that regard of building was to start saving at least a meagre part of my salary at least 2 years before I bought the first batch of building materials.

I once advised a client on the need to space his purchases so as not to strain his finances. He felt it was impracticable untill I drew up a plan. We agreed to start with comparisons. We went window shopping for materials especially the non perishable one. We compared till we got the deals that suited our budget.

In the long run, my client was able to save about N1m in the long run.
I will discuss more of my methods as the series progresses.

We will start by explaining what we refer to as 'Low Budget'. In this context, low budget will be considered as a lesser cost or a reduced price. This is because there isn't any house that is low budget, but rather we have ways that may be unknown to us to cut costs and save more. As an intending builder, it is wise to know them.Usually labor costs are constant but good application of labour costs will in the long run, make it variable.In this thread, we will be looking at the methods that inform actual cost reduction when purchasing materials and bargaining with labourers. It is very important to save up gradually and start with products with longer shelf life. You will agree with me that the products I mean here are for the initial structure from foundation. Another thing is providing a shed to protect supplies. Most times, some materials lose strength when exposed to constant harsh weather conditions. Strategy of purchase, reasoning, management all culminate to having a house built on a reduced cost.I will discuss extensively on strategic reasoning on my next write up. For now, I am on my way back to the site.

Let's get to discussing them.
DEALS :
1) Building plan :
I love deals. I could wait for as long for a deal. Let's start with architectural designs especially the
3d. The current price in the market for 3d drawings is
a) Standard bungalow - from #130,000
b) Duplex - from #200,000
c) One storey - from #150,000
d) Two Storey - from #200,000
e) Commercial building- from #250,000
Well, in my course of study I got to know a company that does 2d and 3d building prototypes designed with the most powerful software in design and simulation. I just wait for them on their promo price. It goes for #50,000. At least, I will save at least #100,000 on building plan drawing which has all the relevant structural, engineering, electrical and plumbing drawings, all signed and stamped.

2) Cement:
I also love the deals I get here. I have in the past known that no matter how expensive things become, there are some dealers that will certainly give you a freebie, especially for bulk purchasing . So here, assuming a bag of cement costs N1,500. A trailer load of 600 bags will amount to N900,000. If you buy 600 bags of cement, you will need to pay for transportation to your site at the rate of #50 or more for a bag. So transportation will amount to #30,000. I haven't also factored in offloading costs. The company will not charge for transportation and offloading to site. So you save at least #30,000.
3) Rods:
Since we know that no private building can take up the quantity required as bulk purchase here, our promise on this is minimal. So we find a supply to your site anywhere at the same retail price in your vicinity and no added transport cost.

4) Blocks:
The current prices of 6" and 9" blocks is N120 / N140. The problem remains that the quality of those roadside blocks is nothing to write home about. I know a deal that gives me N110/N120 and when I throw down the blocks, they don't break or crack. I am sure of what they produce. For a house that requires 4,000 blocks, one saves N80,000.
5) Wood/ Boards :
This is the beautiful part. We go spending money buying planks for lintel and decking. Usually these planks don't come cheap and sometimes because we don't know the different types of wood. We are oftentimes tricked into buying wood that once exposed for a few days, loses form. It's either bent or cracked. And one loses money repurchasing wood. For a moderate duplex, one can buy wood of about N600,000 - N700,000. But our deal gets us all the boards for rent within a limited time for N150,000. You'd bet how much you'd save.
