Controversial policy!

I believe any govt policy meant to improve the standard of living of the masses has to be inclusive.

My question is:- Was the Association of Nigerian landlords( if there's one ) consulted before ratifying such policy?

Proper consultation at all levels will help to satisfy/address all questions from all quarters, thereby resulting in a more robust policy. IMO cool

In the UK and other developed economies, rents are paid monthly. I wonder why same cannot be applied in Nigeria

Its a good one from our Honourable minister Mr. Fashola, Its insane the way property owner/Landlord request for two years rent down payment if the government can do something about this, this will help lots of citizen especially the poor masses.

I know Landlord / Property owners won't be happy with this but don't they have human feelings. tongue

For this theory to be practical, I will suggest the following...simple law of demand and supply

Increase the supply of housing by building new towns in each local governments of about 10000 apartments each and be collecting your rent monthly.

If this is not done, please leave homeowners to do their thing.

Road u no build, Light u no give, water -no way, security - self assigned, education -pay for yourself.

Oga Fashola, please do the needful before advising homeowners.

Flood the streets of Nigeria with affordable housing and then we will see why landlords will not comply.

Tenant: I want to rent 2 bedroom apartment
Landlord: Rent is 400k per annum, 2yrs, Agreement and commission
Tenant: Cant you take monthly pay?
Landlord: No
Tenant: Ok I will go and rent at "Fashola Estate" or @ "Buhari estate"

In western world salary are paid monthly as at when due. What will a tenant tell the landlord when he is owned 10 months salary. If you are a landlord/lady will you allow your tenant(Govt worker owned 10 months salary) to stay put on such ground? Be sincere.

Truth is paying a year or two years rent upfront is a burden on so many families, especially young couples with young kids, when you earn monthly. The government worker who is being owed 10 months salary is more like to hustle and raise 25k easily every month (assuming his rent is 300k per annum) than having to run from pillar to post trying to raise the full sum at the end of the year.

For those in the private sector whose salaries are paid on time. You can even ask your banker or accountant officer to deduct and transfer from source without having to even touch the money.

I hope the government can succeed in pulling this through.

he's very correct. Its only in Nigeria and some other primitive African countries this happens in.

In the western world, house rent is paid monthly. On no account will your house owner ask for more.

Rents are paid monthly in other African countries known to me( Senegal,Ivory Coast,Cameroon and Gabon) . It will be a welcome idealogy if its implemented . Government should also embark on massive low lost housing scheme so people could have options of either getting an apartment with a private owner or with the FG .

I hav stayed in a country where u only pay for each month,no agreement no commission,in gabon but the house rent must be paid every month....i pray it works here

Very welcome development, Fasola may God almighty bless u. Its stupid finding landlords who request for 1-2years rent when the proposed occupant havent even worked two months on is present job. Worse still is if the occupant manages to pay the two years he is treated shabbily becasue at that point he has to eat the shit being put up by the landlord till his rent elapses. I give u an example i have some who leaves in Lekii where the water stinks and feels like acid been poured on ur body and the land promised he would fix a water treatment plant i beg u that was food for the gods. The tenant had to purchase a water tank and has tankers filling his tank every two weeks.

Who says it can't work? It will work if it becomes a law of some sort and tenants begin to insist on paying in accordance with such laws.

Do you know that in Lagos more landlords are now willing to collect one year rent from new tenants? Why did this happen? Because a lot of potential tenants now are telling agents they want an apartment where they can pay for just one year. Some landlords realized that their apartments would remain empty if they didn't shift ground. It was simply a case of demand and supply. I had such an experience in 2013. After much shakara insisting on two years, the agent came back and informed me that the landlord had agreed to collect rent for one year.

But initially people said it wouldn't work.

The above caption was the bone of contention: stop the distraction. If you are living in Lagos, you will understand what he means: Landlords are becoming more harsh on tenants on daily basis.

They collect at least 100k for agreement and commission without any paper signed + two years house rent + damages etc: this means you are spending an amount in the region of nothing less than 450k on a room self-contain. Now, how can an average graduate collecting 40k cope with this?

My last leave I spent in Ivory Coast opened my eyes to some evils being perpetrated by landlords. Their rent is being collected monthly and no tenant will pay you a dime till the end of the month.

Does this mean that the Landlords were not paying tax nor pay for some community projects undertaking? Did government help them to build the house? Are they paying for house material instalmentally?

For me, there is no doubt that this will be of help to common man if a law could be enacted and implemented to curb this menace.

I hope the government / ministry juxtaposed the effects of such changes on the citizens I hope they are not trying to facilitate more crime with our porous security.... because such changes are to be made or carried out instalmentally instead of instantaneously.

I also hope they are aware that some Governors are planning to reduce workers salaries (claiming that 18k is too much for a worker) while they Loot in billions.
