OP, Avoid all this headache you are putting yourself through, simply get a Quantity Surveyor to prepare the actual estimate for you. A Quantity Surveyor is a specialist on construction costs. Some builders are in a habit of inflating figures to meet their personal motives. Be wise!

A floor plan isn't even enough to make an estimate..

We have to see a structural drawing. But this is Naija where anybody will just go and impose load on a building without fore knowledge of position of columns or the nature of land.

I just completed the decking of Two units of two bedrooms down and 4bedrooms up. That is 3 flats in all. So the difference between urs and mine could be about a space for 2bedroom worse case. That is ur project is about 2 bedroom bigger.

Mine is at ikorodu. Where is urs? Location can affect cost. Please be patient I m in transit now but in few days I will fully send u my cost analysis. I spent about 1.8m not compromising quality. Do you know u can spend less than half the amount quoted on wood alone.

Don't be in a hurry to build another man's house.

Hi Tobi, I think the quote is on high side, I have just completed 2 projects this year and I didn't spend that much.

On my first decking I spent just over 3m excluding beam and I learn a lot of lesson since I was not base in Nigeria. however on my second project I was able to save almost 1m yes 1m just by following simple trick

The carpenter supplied the wood for the beam and the decking with total cost of 640k that include the workmanship also the price of cements are cheaper it shouldn't be more than 1500 per bag that is what I paid in Ikorodu 4 days ago

I'm partly sad about just seeing your thread today, I really wish I had seen it earlier.

I recently installed a 1.5hp submersible pumping machine for a 150 metre depth borehole (as suggested by the driller and installer). Problem now is that normal disco provided electricity can't power the pump (we had to go rent a generator to test run it to ensure everything was installed correctly).

Now, they suggested I get a 5kva stabiliser. I'm humbly seeking your professional, technical and wise advice, will a 5kva stabiliser be sufficient to get the pump pumping?
