I will get straight to it.

What happens in the mind of someone that sees your ad?
Your ad has to have a full description of the property.
It shouldn't be vague, don't give your intending clients job to do.
For example
DON'T
Post
2 Bedroom flat, for rent at Yaba, Rent 1M for 2 years.
This kind of post makes you look cheap, like you're marketing the property for some other firm, and trust me we clients hate dealing with third party, we believe the longer the chain, the more money burden on us.
DO's (Use this Format)
1. Type of property (1,2,3,4 Bedroom flat, Duplex etc) For (rent/sale/lease/jv/shortlet) at (Precise Location not just some random area location)
2. Features of the property (Floor type,Cabinets,Wardrobe etc) try and add more features. Most times we don't know what we want until when we see it.
3. Price. This should be the last thing, don't start an ad with money, infact that's why I like the auto section of NL, on the heading they don't post money, on the description of the car, money is that last figure.
4. Please breakdown the price, do not assume your intending client knows what s/he will pay. 10% agents fee or broker fee, 10% legal charges, 10% Caution fee, 2 years required but if we see a serious client 18 months can be accepted.
5. Finally, post images of the following places
The front of the house
Sitting room
The best rooms
Kitchen showing the cabinet
The Toilets and bathroom
Then other add ons
Your phone is a powerful tool, you can receive calls, take photos, send emails etc use it wisely.

That's all I have to say, I just felt it would be nice sharing my knowledge, please forgive any typo, it's unrehearsed.

Your suggestions and tips are so valuable. I hope those that market properties on Nairaland take heed. As someone based abroad, I use Nairaland as one of my sources to locate land for residential purposes and farming.

Many of the posts are dissapointing. They provide incomplete information, no pictures, no info about documents available, and surprisingly sometimes they do not include contact information.

I guess it's due to the fact that most agents in Nigeria are freelancers and they feel that accommodation is pivotal to living hence you look for them. That's nice. I hope your website will offer something different than the other websites I've used to search properties. Similar to Nairaland, the property listings are vague. They also include stock photos as if they are picture of their land or house for sale.

I want to spend no more than #400K per plot and and #300 per acre. I would like to stay within the red circle in the image below unless there is a deal I can't pass up.

Acres of land starts from #350,000

For land for accommodation, I will suggest you increase your budget although there are plots of land available with your stipulated budget but the locality isn't what I think you will like.

I'd don't knwo what you need the residential land for either for personal use or business your best bet is the Abeokuta Metropolis , and in a reasonable area say Adigbe a plot starts from #800,000 depending on two factors
Location & How far is it from a tarred road.
Despite what I stated , you can get a land for #400,000 but it's not advisable.

Adigbe Oluwo to be exact #1.5M , Ita oshin #650,000 . For business savvy persons I'd advice purchasing a land at areas like Lukosi , Onikolobo area these areas have high rent rates 3bedroom for #400k mini flats for #200k bedsitters for #150k

Onikolobo is more of a student / workforce area

Lukosi is just for workers and this area is more lucrative been that light there is 23.8Hrs every day unlike Onikolobo. So if a 3bedroom in Lukosi is for #400k per annum the landlord can go ahead and ask for a two year upfront payment and not shiver , the least been a mini flat reasonably can go for #180k depending on the finishing but if it's just there no wardrobe kitchen cabinet etc maybe #120-150k but still people will pay because of the light. While at Onikolobo people that will rent such apartments do so because they
Like the area
It's close to their work place
Don't know of anywhere better
It's close to okeilewo et al while the choice of Lukosi , Is just light. Then for places like ewang estate it's more about serenity then coupled with light. GRa is just about serenity and proximity to okeilewo.

Onikolobo,Oluwo(Gbokoniyi is out of it, May be too inside and too close to mapoly) #1.5m & above anything less is slightly negotiable. Lukosi , Ewang #2.5m & above

42 Hectares of land for sale@Ibara-orile Abeokuta Ogun State #350,000 per acre

Then I'd advice you go for obada the power supply there is the same as Lukosi and it's rapidly developing.

We have a plot in an estate for #800k (Global c of o ) and another plot for #1m (foundation has been laid)

A nicely built 3 Bedroom goes for #300-#350k there, while a mini flat goes for between 15-20k per month, a bedsitter goes for 10-15k per month. It all depends on finishing.

Unfortunately, I wont be in town until May. I'm hoping to eliminate as many places as possible so when I arrive, I can point and buy. I'll only be in town for 3 weeks.
