Thanks guys for your great responces and I hope somone will respond to me soonest.Please I will like to have a design for a five bedroom duplex,guest room,sitting room,toilet/bathroom and a kitchen down while the remaining four rooms will be up. The location of the house is Lagos and the land is not a full plot.

If this is a 1/2 plot land, then it could be hard to fit all this requirements in. You may not have room for things like parking, suckaway, borehole or even landscape. I'm sure it can be done.

Guys,

Can a plot of land (100 by 100 in size) accommodate a 3 or 4 bedroom bungalow with a duplex ( 4 bedroom - 3 up, 1 down) in front. Since I don't reside in Naija, I plant to construct only the bungalow for now and add the duplex whenever I plan to relocate in the future.

@ promise72 and megapro - please email me a sample sketch of the bungalow plans you guys have ( fosagie@aol.com ). Also all Nairaland Architects in the house you can also send me your stekch.

My desire design for the bungalow is a 3 bedroom self contain, separate dining area, separate living area, 1 (Room A) of the 3 master bedroom will be bigger in size and separated (for privacy reason) from the other two master bedroom (Room B and C) - meaning guests in Room B and C have to walk through the living room to get to Room A.

I am a little surprised to see all the requests here for plans. Yet, noone is talking about compensation for the owner/designer of the floor plans. Is this normal in Nigeria? Do copyright laws not exist?

the size of the land sometimes
does not determine the kind of
building that will be erected on it
as a plumber that has worked in many
site.experience has thought me that,
what one need is  a very good building
contractor or engineer that will handle
the project, so if one can get
a good and experience building contractor
you will be amazed what kind of a
structure that will be erected on a half a plot

Just out of curiosity and especially directed at Ajileko. How much do you think it would cost to build the attached home. It has a separate Garage at the back with a Bedroom suite complete with a walk in closet and Bathroom. The main House itself is a 3 Bedroom, 2 1/2 Baths. Huge Family room, and a breakfast eating area off the kitchen. It of course has a formal Dining Room as well, and a 1/2 Bath on the ground floor. How much should it cost to build conventionally, with a raft foundation? Thanks.

Subject: Nigerian House plan project.

This is a sample survey plan of a plot of land, total area of 1568.8m^2 (more than 1/3rd of an acre) which  a real estate builder wants to use as a model for an estate in Lagos owned by Nigerians in the Diaspora.The idea is to have a source of income from rental property when they return/retire home in addition to having a residence of their own.   

PART A.

The larger portion of the land is to be used for the personal residence consisting of
1.5-bedroom bungalow with a master bedroom en-suite in close proximity to
2.a study/home office,
3.formal living and dining room.
4.a family room with adjoining dining room,
5.a guest room en-suite,
6.two other rooms with a shared bathroom/toilet
7.Powder room or guest toilet
8.The house should have lots of windows for good cross ventilation, preferably every room should have two very large tall windows.
9.living rooms with additional 3 panel sliding doors open to a veranda/balcony.
10.The kitchen or dining area too should have an accessible veranda at the back of the house.
11.Lots of outdoor space i.e large compound for landscape and backyard vegetable gardening.

PART B.

The other portion of the plot is for a simple bungalow duplex for rental with each wing consisting of
1.3#-bedroom
2.2#-living rooms
3.Dining room
4.Kitchen   
5.2#-toilet/bath

Pls. put cost into consideration. This builder is looking for functionality and aesthetics with minimal cost in order to encourage as many people as possible without scaring them away with bogus building cost.
Forward different sketches of various floor plans and elevations (put into consideration the temperate weather in Nigeria i.e make provision for artificial ventilation  in all living spaces as much as possible)  to my e-mail address.

Why are we so bent on over-building properties? 3 complete units on 1/3 of an acre? In the United States. people hardly find 1/3 of an acre suitable for a 4 Bedroom house. When will we start thinking about impervious space/green space? This is not a project that I will sign unto. Land is being overbuilt.

I am sure you are one of the "American wanna be"s" What are you talking about? What is the standard one plot size for a regular single family home in New York, that is if you've ever been there? You can ask your neighbour to pass you a box of matches from your kitchen window in most of the single family homes in many American cities.
Why can't we Nigerians stop these stupid foreign ideas in comparison to our country even when they (especially America) sometimes do worse things than Nigeria?
A standard 100x50ft plot is approximately 0.11 acres, in case you don't know. That means 3 plots of such size will be 0.11 x 3 = 0.33ac .I really need to do kindergarten maths for you. I am talking of 1 unit of a bungalow duplex and another single bungalow on 0.389ac, which of course does not mean three single homes on the land, but two consisting of three units. May be you should get your facts right before acting like Mr Know it all.

Thanks for the wisdom that you showed in trying to educate dude who is clueless about impervious. I have spent 25 years designing homes built all over the United States, and definitely know what it will take to fit all that stuff in. Now, instead of asking for clarification and advise, he comes talking a whole lot of mumbo jumbo. At least we know what kind of client to expect. I won't touch it with a 10 yard pole.

Your reply is well appreciated.You have demonstrated a good sense of team approach and good leadership role.
As for the slowpoke, Larez, you need to brush up your human relations skill,i,e if you have any at all. I have read some of your replies to postings on naira land and it is easy to conclude that you are one of the failures who sojourn in the white man's land and throw insults at those at the home front trying to do useful work.
Shame on you for spending 25yrs in oyinbo land and you are still there. I am sure by the time you come back to Nigeria with you BA (Begin Again) degree on Fantasy Island Architecture (considering all those ambiguous sketches you posted), those with more realistic ideas like Mahal et al will be available to give you a preliminary coaching on pragmatic designs with focus on the peoples needs and affordability.

A 200 ft by 100ft perfect rectangular plot would be very suitable, if it's bigger than that, fine.

Bungalows are quite interesting projects, have done loads of them,
however, land constraints tends to take away freedom of flair, expression and flexibility.
