The Best Investment on Earth......... Is Earth (Land). Even without building anything or doing anything to it, Land is a great investment and an admirable source of income.


When most people think about investing in real estate, they think in terms of structure—fixing and flipping houses, or owning commercial or residential rental properties—and most people overlook the idea of investing in vacant land. Though perhaps it’s not as “sexy” as owning a rental property, vacant land deals have immense cash flow potential. Here’s a few reasons why.

1) There’s Nothing to Replace or Renovate
When you buy vacant land, there is nothing you need to repair or renovate. There’s nothing that can be stolen or anything that needs replacement. And you’re not buying it to build anything on it, so you don’t need to have knowledge or skill in construction or subcontract with anyone who does. Your primary concern is if the land is suitable for building—if someone else can build on the parcel, then you’re already ahead.

2) There’s No Maintenance and No Emergencies
Because there’s no structure, you’re not dealing with renters or rent collection. You don’t have to pay a property manager, a gardener, or plumber. You’ll never receive a call on a rainy Sunday night about a leaky roof or a cold furnace.
Vacant land is not rowdy or demanding. It doesn’t skip out on the rent. It’s a well-behaved investment that mostly just sits there quietly, perhaps hundreds or thousands of miles away, allowing you to get a good night’s sleep.

3) There’s (Practically) No Competition
The majority of real estate investors are going after structures—houses, apartment buildings, and commercial property—and they are competing with everyone else who is bidding on the same deals. There are far fewer people who understand the advantages and benefits of investing in vacant land, hence, there is much less competition in this niche.


4) You Don’t Have to Deal With Banks
Compared to commercial or residential structures, vacant land can be ridiculously inexpensive. It’s not unusual to find deals you can purchase with a modest amount of your own money (a few thousand, compared to tens or hundreds of thousands). So, unlike investing in houses, you don’t need to get involved with a bank, mortgage company, or even a private money lender for a vacant land.


5)You Can Do Deals Virtually
Using Google Earth and other resources, you can research prospective parcels and know with certainty that it’s a good deal. That means you’re not limited to buying property in your own city or state, yet you have the opportunity to make deals on land that’s hundreds or even thousands of miles away. It’s common to buy, own, sell, and profit from a piece of land you’ve never directly set foot or eye on.


6) The Expenses Are Few and Cheap
When you acquire a parcel of land at a good price, that’s it, you’ve made your biggest outlay (which, as we covered above, may not be very big at all). There is no structure, hence, no mortgage payments; property taxes are very low; and if you decide to have insurance on the property, that too is very low.


7) You Can Create Income with Vacant Land
Depending on the location and type of land, you may be able to rent all of the parts of your land to telephone companies and put up a cell phone tower, or to an energy company to put up wind-driven power generators. In some areas, you might be able to lease the land to hunters during hunting season or to farmers to graze their herd.


cool You Can Create Cash Flow with Seller Financing
When you finance the sale of your land, what you are doing is creating a stream of ongoing passive income similar to rental property, but without all the liabilities of being a landlord.
It works like this: you buy the land for a good, low price. When its value goes up, you can sell it for more. By being the financer, make back your initial investment and a whole lot of profit.

As it is often said about land, “they aren’t making any more of it.” By turning your direction where growth is occurring in Nigeria and buying land “in the path of growth,” you will make good investments with admirable returns.
