Do not lose your hard earned money to cheats. You can get fantastic deals without hassles. If you follow our simple guidelines you will not regret. Certain property titles are simply empty and useless. I mean they are DEFECTIVE. Watch out!

DEFECTIVE LAND TITLES include;

1. Registered Survey

Don't be deceived. Survey is survey. The prefix or lead word "Registered" could deceive the vulnerable uninformed public. A survey or a registered survey implies that the property has been logged at the Ministry of Land to document its location, size and plan number. The registered survey is simply an input for title processing. If you buy a property with Registered Survey as title, you are on your own. It is revocable.

2. Excision
Except where they have been Gazetted, excised properties are revocable. If anyone tell you that a property has excision as title be on guard and activate your antenna. If it is not Gazetted, you have a shaky title. It is revocable. But if you have a reasonable assurance that you can easily get it Gazetted within a short time frame (say 3months to 6 months maximum) and within a reasonable financial budget, you may take the risk.

3. Excision in process
This is too bad, don't go there. The reason is simple. This could be compared to buying a moving cloud. First, it is not stable. Second, it changes colour from time to time (from white, to silver, and then to sky-blue and golden-yellow). It goes dark sometimes and moves in changing shapes. Why would you buy a shadow? It is revocable.

Hint
If you watch closely, you will notice that properties with these defective titles are cheap. The price tags look great and appealing. If it is cheap, you must be on guard. Yes, you can get a good deal from these titles, but you must do utmost due diligence. These titles may translate into some real juicy deals for you but I am warning, take heed lest you fall. If you are ready to do a thorough search and due diligence, they may be good for you otherwise DO NOT go there.
