Investors and prospective home owners at the upcoming multi-billion Naira Imperial International Business City, IIBC, located on an Island beside Lekki Pennisula Phase 1 in Eti-Osa Local Government Area, Lagos state have been assured of immediate commencement of work at the 200 hectare business city to be comepleted in two phases. The sprawling city described as smart, eco-friendly and set to define the standard of urban development in Africa, is being developed and promoted by Channeldrill Resources Limited, a Lagos-based real estate development firm, and the Elegushi Royal Family who are the owners of the land. Giving the assurance at the weekend at the ground-breaking and investors’ interactive forum at the project site, the Managing Director of Channeldrill Resources Limited, Mr. Femi Akioye, said plans have been concluded to commence work on IIBC which is a new city that is being built from the scratch. Akioye added that his firm has decided to make it a fully planned city with distinct zones and building regulations, pointing out that each zone will have low, medium and high density areas with water view. He said the land to be built on will be completely reclaimed from the Lagos Lagoon, with dredging of 3.5 metres above sea level to avoid flooding, which is common in the Lekki axis. He noted that the city is an island designed to attract the best companies across Europe the globe. In his remarks, General Manager, Dredging International Services Limited, the consultants and handlers of the reclamation work at the site, Mr. Stefan Van Velthoven, while allaying fears of possible flooding that has been the hallmark at Lekki axis, said his firm has done all the needful that would make the city a flood-free zone. According to him, every consideration was put in place to ensure the safety, serenity and comfort for the IIBC. He said “We have been collaborating with Channeldrill Resources to ensure that nothing untoward happens in the future. We have set 3.5 metres above sea level and we have already mobilized to site equipment to commence the first phase of sandfilling, which is about 100 hectares and within the next one year, we will complete the second phase”. Oba Saheed Ademola Elegushi, whose family is the co-owner of the project, stated that the project is in response to the ever growing population of Lagos, adding that in view of the fact that land has become an essential commodity particularly in Lagos, the family thought it imperative the need to contribute to the accommodation needs of the people. “Besides, this is a legacy, not necessarily for making money. We have travelled all over the world and we see the infrastructural wonders in all those places. Then, I asked myself, is it a curse that blackman cannot do something good? That was part of the reason for conceiving the project. Initially, it was like a dream, but we thank God, it has become a reality”, said Oba Saheed Elegushi. The Imperial International Business City IIBC, is the next big housing project in Lagos for the discerning real estate investors set to be delivered faster than Eko Atlantic city and similar projects in Lagos. With a total land area of 200 hectares, IIBC will be zoned into residential, mixed use and commercial areas. Each zone will have low, medium and high density area, each zone will also be divided into inner city, water ways view and Lagoon view areas. The project’s top end infrastructure include roads, waterways, underground drainage, sewage, water and water treatment plant, independent electricity ( gas generated), fiber optics cable, cloud enabled communication network. Others are smart city/house infrastructure for willing subscribers, a mini marina, First Smart Shopping Mall in Africa, cloud enabled 24 hours spy eyed security connected to a central security centre, world class hospital within a dedicated healthcare zone. The access roads to the new city are currently three which are Freedom Road through Lekki Phase 1 (Lekki Third Roundabout), Kunsenla Road by 4th Roundabout off Lekki-Epe highway, Oba Saheed Ademola Elegushi road by SPAR supermarket before Jakande. Other access roads will be through Femi Okunnu and Jakande roundabout in the future. Land will be sold at plot sizes of 650 square metres, 800 square metres, 1000 square metres and 1200 square metres. Buyers will get a contract of sale documents immediately payment is confirmed.
