Dear Lawyers in the house I need advice

I am about to buy a plot but this statement ...measuring approximately 100ft by 100ft... in the deed is confusing. Should a land dimension be stated in approximate? Is it a recognized and accepted law terminology? Thanks in advance

Note: its a family land
