Ikorodu is a nice area......Elepe seems to have some skirmishes of cultism among the indigene.....but people still live there sha

Where in elepe and people are just responding and not knowing the place but I know most places there.be specific about the place in elepe and I will tell you if it’s good to go cos the price for a plot for 2.5m is ridiculous .

I am about to purchase a plot of land in Ikorodu from diaspora and the location is: Elepe, Ijede-road, Ikorodu Lagos, for 2.5m with family receipt and survey. I will still send someone there for a view but I still believe people that lives there will be in a better position to know more and better about the area.

I will tell my lawyer to do a search on it first, but I am not sure yet if the area is a nice location. Security wise, roads, electricity, omonile wahala, etc... Can someone please share lights to this? If not, can you suggest better area with the same price range? Thanks.

I've not been there but going by the #2.5m price, it's likely an undeveloped area. ..but Lagos is a fast developing city.

You need to be there to know what’s happening there and a full plot for 2.5m is a scam and it’s highly developed for your information the name is what is making you think and a good plot of land is 4m per plot

Be careful once buying my 1cent to you.

Elepe is good place but just be sure of where you are buying and who you are dealing with.

Why not buy within a secured estate In a fast and developing axis of ikorodu?
All those Elepe, axis are kind of saturated with old model houses and it wasn't well planned.

Trust me, you will need a land within a safe, secured and well planned estate and a land free from government acquisition, omonile wahala plus the wicked acts they exhibit.

We have two beautiful secured estates and land is available for sale within both of them.
Their locations are at Imota beside Caleb university and Maya close to Laspotech.

After forcing me to build your own design and must hire your builder/engineer abi? I know all you real estate agents tricks jor. I am not a celebrity O.. I am still hustling grin

You are a celebrity of your own.

Different companies have different policies.
The company I represent, if you want to build a bungalow, there is a segment for it.

If you are building a duplex, there is a segment for it.

Boss, the issue of annual service charge is for maintance.
It's not a gimmick.
Cleaning the estate premises, Security, reparing any thing that is spoilt like the tarred roads, etc.

And guess what, all this is affordable.
You are a tenant to nobody.

You have peace of mind that you are living in a well defined environment with good amenities.

Not an environment where you will reside and the next building to yours is either a pig farm or poultry.

On the other hand, Omonile issues is real ooh.
You will pay owo foundation, owo decking, owo lintel, owo roofing, owo plaster, owo fencing etc and when you are ready to move into your house, you will pay the CDA of that area before you connect ur wire to their electric pole.

When you buy outside an estate and don't hurry to start developing your property immediately, boss omonile will sell your property to someone else.

For estates, your land is waiting for you in 10yrs time and even more.
Just occasionally come and clear the bushy portion so it won't disturb other people who have developed and living in theirs.

The land omonile sold to you might have been in sold to ten other people who are ready to be fetish and do case with you.

So estates has lots of advantages and lots of people who want sanity and peace of mind are buying from reputable real estate firms.
