Aside from location, amenities, security, parking space and capacity, what are the downsides to owning and operating a profitable event centre business in the South West states?

Why would you chose an event centre business over a rental home?

How do both compare in terms of cost-to-deliver, time-to-deliver, operating cost and return on investment?

I decide to weigh the options between building another rental home or building an event hall after reading this comment (attached below) by Winters23 last week while having an intellectual exchange on the amount one would require to start a building project.

it depends on the particular location and my rapport with customers; Nigerians especially sw Nigerians love parties and with d two points above being favorable, will mean I'll be booked for most of d year and that translate to more money. More than what blocks of flats will give me in a year especially when dealing with stubborn tenants
