The bottom-line for real estate investment is to make PREMIUM PROFITS after a period of investing, projecting and prospecting. For those keen on making FAT PROFIT in REAL ESTATE, the smart goal of real estate investing, specifically for new entrants with modest fund, those aiming to buy single-family homes to rent and other prospectors, IS TO BUY IN A LOCATION THAT'S JUST STARTING TO GAIN VALUE, a city on its way up. You want to find such a place using what I call the Goldilocks approach: Look for an area that's not too hot, not too cold, but just right – a COOL investment spot.

THIS IS WHY: If the area is too hot, it'll be expensive to get into it. Prime example is Lekki Pennisula axis of Lagos or Garki area of FCT. It is for the HIGH NET WORTH Investors!
If the area is too cold, it might be too weak to generate demand for your product, which in this case is rental property or resell. Example is property after Sagamu axis or in the town after Abuja.
The risk is buying in a cold area that stays cold or gets colder. You probably don't want to do that.
Ideally, what you want is an area that's been cold but is warming up – a city in waiting.

However, here are some features of an overlooked (cold) area on the upswing:
• Low price of entry
• Investors interest
• Net migration to the area
• Near amenities (green space; river, lake, or ocean; transportation hub; industries, city features)
• Strong or strengthening employment
• Good payment-to-income-ratio (income is enough for people to afford housing)

A look at EPE TOWN

EPE TOWN, located next to Ajah is the new real estate goldmine in Lagos State, with one of the lowest prices to entry in the expensive city. Although a low entry price alone doesn't necessarily make a good investment, EPE’S PROPERTIES IN LAND are worth looking into, and in this case, it will pay off.
The median price for a LAND today in LEKKI AXIS is around N20,000, 000 yet the median listing price of a LAND with registered title in EPE today is a reasonable N3, 000, 000. And that's just the median. Last research I did revealed that investors are scooping up LANDS at a price tag of N2M or N1.8M, to either keep and sell later or develop into rental properties. To see lots of smart investors buying in an area is another sign of an area in transition and if you are SMART and paid, you will join their gold-hunt.

So far, we have low prices and investor interest in EPE TOWN. Also, EPE’s location is good and promising for further explosion. It's only a few miles from the DANGOTE REFINERY COMPLEX AND LEKKI FREE TRDAE ZONE, about an hour's drive VICTORIA ISLAND and an hour's drive northwest to LAGOS-IBADAN EXPRESSWAY.

While the per-capita personal income is lower than other Lagos cites, such as Lekki, Ikeja, Surulere, and Ikoyi, this risk factor is mitigated by the evolution of industry bordering the EPE town. This is why people are starting to buy there because of the low land/house prices. As a matter of fact, I have had lots of young buyers with plans to move to Epe and settle there, where they can get more indoor and outdoor living space and live away from the wahala of Lagos traffics.
Other LOW COST BUT GREAT INVESTMENT options
Other GOLDMINE cities where the median price of a home is under N10, 000, 000 include:
GOLDEN HERITAGE ESTATE, MOWE, OFADA. This estate is already fully built and lived in along Lagos/Ibadan Expressway. 10 Minutes’ drive to Lagos is popular with Gen Z renters. We have LAND here going for N2M net for 600 sqm and 3BD Bungalow for N10.5M net.
Akute, Ogun State: Median listing price is N8, 000, 000 for full plot. It offers nearness to Lagos and a fully lived community with thriving commerce and a low crime rate. Bungalow we have goes for N20M and a plot at N10M with global C of O.
Imota and Agbowa, Ikorodu: Median listing price is N2M. Investors are already buying here, particularly on the east side where the New Town is being built. We have plots here for N500k for 600 sqm. We have 3 BR Apartment selling for N5.5M
Itori, Abeokuta: Median listing price is N2M. Itori in Abeokuta used to get mixed reviews on whether it would make a good place to invest but this has changed since the train project constructed around the area. Price of entry appears to be its most attractive feature at N700k for 500 sqm.
Zuba, Abuja: Median listing price is N15M, making this the cheapest place to buy a single-family home in Abuja. Renters who want to remain in Abuja are showing interest in Zuba properties. Private chat for the available options starting at N8M
Warewa, Ogun Stat[/b]e: Median listing price is N6M for full plot. People are moving to Warewa because of the new Lagos/Ibadan Expressway to build and settle their families. 10 minutes’ drive to Lagos and the area is being industrialized which will bring wages up. There are always risks when it comes to investing. You can lower yours by becoming familiar with your investing area and investing with bankable realtor like us. The more signs of life you see returning to a once-thriving city, the better. You might want to put such an area on your radar.
