Hi All. Appreciate this is very hard to judge without seeing it & is dependent on several factors but I’m looking for a ballpark figure for a roof replacement cost.
It’s for two roofs on a Victorian terrace - the 1st-floor roof on the extension at the back of the house & the ground-floor roof of the extension (downstairs bathroom) that protrudes further back - if that layout makes sense?
The 1st floor is probably 2x3.5 & ground floor is 2x2.5 so about 12m squared in total. The existing roof is asbestos so that will need to be disposed of properly, then it will need new battens roofing arlington va, felt, interlocking tiles & ridge tiles & I think that’s it. The flashing was done not long ago so can be reused. From looking on google I’m getting completely mixed messages on what sort of m2 price I can apply - some say £100, others £3/400 - & I’m not sure if that includes ridge tiles, etc.
Any thoughts would be appreciated as I’ve got one quote so far & it seems very high based on the lower £100/m figure but right based on the higher.
Scaffolding will be on top & I've been told 4/500 which seems reasonable based on my limited knowledge...
