Please, I got an estimate from a carpenter as material required for roofing a 3 bedroom flat I just built but I honestly don't believe it. I feel he wants me to over buy, especially because I won't be around during the roofing work.

The building measures 28ft by 36ft. I am looking at a roofing pitch of 10/12. Below are the estimate he sent me.

Estimate of roofing:

1) 250 length of 2x4x18 1500 each one = 375000,
2) 25 pieces of 3x3 1200 each one cost=30,000,
3) 200 pieces of 2x3x12 (hard) 500 each one cost= 100,000,
4) 200 pieces of 2x3x12 (soft) 450 each one cost=90,000,
5) 16 length of facial board 2,000 each one cost=32,000,
6) 4 roll of akpa 800 each one cost=3200,
7) 3 bundle of zincs 190,000 each one cost= 570,000,


NAILS:

1 bag of 3 inches= 15'000,
9) 1 bag of 4 inches= 15,000, 10) 4 parked of zinc nail 4,500 each one cost = 18,000,
11) 7 parked of zinc gasket 700 each one cost=4,900

total cost of materials = N1,253,100
