Buying buying a property you need to consider the tittle first, have a deep knowledge about the tittle of a property as an investor.

Here are some common types of land titles We have:
1. Certificate of Occupancy (C of O): The Certificate of Occupancy is the highest form of land title in Nigeria. It represents a documented evidence of ownership and confers full legal rights to the holder. A C of O is typically issued by the state government and provides the owner with the exclusive right to use, sell, lease, or transfer the land. It is valid for a specified period, usually 99 years, and can be renewed upon expiration.

2. Deed of Assignment: A Deed of Assignment is a legal document that transfers ownership rights from one party (assignor) to another (assignee). It is commonly used in situations where the land has an existing title, such as a C of O or a Governor's Consent. The Deed of Assignment outlines the terms and conditions of the transfer, including the description of the property, consideration paid, and signatures of both parties.

3. Governor's Consent: Governor's Consent is required in cases where there is a proposed transfer or sale of land with an existing C of O or a Deed of Assignment. It is an official approval granted by the state governor or relevant authority, verifying and confirming the transfer of ownership. The Governor's Consent is crucial for legal validity and protection of the transaction.

4. Excision: Excision is a process by which the government releases a portion of land from its acquisition for public use and grants it back to the original landowners or their successors. An Excision title signifies that the land has been excised from the government's acquisition and is no longer under any encumbrances. However, it is important to note that an Excision does not confer ownership but establishes a legal basis for the allocation of individual titles or rights of occupancy.

5. Right of Occupancy (R of O): Right of Occupancy is a form of land title that grants the holder the right to use and occupy the land for a specified period, as granted by the government. There are two types of Right of Occupancy: Statutory Right of Occupancy (S of O) and Customary Right of Occupancy (C of O). The S of O applies to urban or government-acquired lands, while the C of O applies to lands in rural or customary areas.

6. Registered Conveyance: Registered Conveyance is a land title that arises from the transfer of land through a registered deed of conveyance. It provides evidence of ownership and transfer of property rights. The Registered Conveyance is typically obtained when there is no existing C of O or Governor's Consent for the land.

It is important to note that the process of obtaining and confirming land titles can vary depending on the state and local government regulations. It is advisable to engage the services of legal professionals, such as land surveyors and lawyers, to ensure a proper understanding of the specific land title requirements and procedures in a particular area.
