In January 2023.

Your tenancy here is not working out and instead of allowing bad blood to fester I think its better that you find your peace elsewhere. At the end of your current lease being 30th September 2023 we will not be renewing your lease. This gives you plenty of time to find another accommodation better suited to you.

Based on my assessment, your fraudulent application for housing, indications that you do not intend to honour the terms of your lease as regards the payment of your rent and your repair responsibility coupled with an inability to work cooperatively with other tenants and the landlady. Also, your continuing need to demand that your should be the one running the unit and who should get what and constant complaining has left me feeling harrased and uncomfortable and despite my best efforts it has not abated.

Coming home and finding the compound is strife with you on oneside ( expecting that everyone will give you money for petrol and oil each time they want to pump water) and all the other tenants on another side and despite my moving others to the middle, you refused to meet halfway by ensuring that you keep seperate the petrol which you bought with the money contributed by others for generator to pump water when there is no light vi's a vi's the one for your daily use of the generator. My attempt to get a status update was like pulling teeth. I had to review and look for alternatives and instead of gratitude for my letting you use my generator for 6 months you then you went on to question my right to withdraw despite written notices of my intention in this regard and subsequent confirmation that I am not willing to extend this on your request to extend it due to fasting. I know not to do this again.

Only a narcissistic person would think that being the worst paying tenant, he should get the best service and gets to control who gets what and how I spend my money.

Suspected to have damaged 2 water pumps as he had always threatened to make life intolerable for people in the compound.

Henceforth, my lawyer will handle all communications with regards to your tenancy.

If you would prefer to leave earlier than 30 September 2023, we will consider a refund of your balance of rent from when you give vacant possession.

I wish you better luck in your next home.

You were sent a reminder on the 3rd August 2022 and so far all tenants do pay when due. I find it totally unacceptable for a tenant to then state that they structured it for a time other than when it is due.

I am totally unhappy with the non challant attitude and hope that this will not happen again.

I do have expectation that tenants will only take tenancies that they can afford to pay when due as this shows a respect for the relationship.

Pay as much of the total that you can today knowing that this is not acceptable to me especially when you did not show curtesy in letting me know in advance that this was your plan.

In March 2022 when i noticed he is forever interjecting into things that are non of his business, not listening to explanations on how things are done who is responsible for what and hanging around having clandestine meetings with other tenants in their cars some of which filter back to me. The concensus at this point was the other tenants wanted him gone in under 6 months as apart from him, the house was peaceful I sent this to him.


Just an advice do not let people make you their class prefect. Everyone should be speaking for themselves. We are all adults here and if anyone needs to pump water they can organise it or ask for assistance.

Also with the epileptic power supply I would suggest that after pumping yours for about 15mins could you or your wife switch to ours since often times, Eko electric hardly gives ligth for more than 30 minutes so that we can both get some water.

He refused to contribute his 1k towards buying petrol for water pumping. Hence the message below

Unless the reason for not contributing is because a tenant is not around, everyone needs to contribute towards the running of the generator for water pumping especially now that we do not have nepa light and we do not know how long the transformer replacement will take.

I have told mummy Christine not to give keys to the generator to pump to a tank until ALL those who use the tank contribute.

The amount is really so minimal that it should not be an issue. Let's all do this together.

Rent is due 30 September I sent message initially on 2nd August and then on 1st October only to receive the following

1) Oh! i actually have this structured for next month ending, however i can do half of it right away from what I have with me if it must be done today. Pls let me know if i should go ahead with the half. Thanks!


2) I'm sorry about whatever inconvenience this may have caused, it's definitely not a case of bitting more than is chewable, its my fixed funds are due for November ending. Once again I'm sorry for the inconvenience it may be causing to your plans.

You always have to pay before you use. I have given you a free rent period based on your pleadings so no more.It's not compulsory to add when you can't afford it.

Mr , despite me being raised in a yoruba Muslim family, most of my yoruba Muslim tenants ended up being an intolerable nuisance such that I am usually reluctant to rent to them especially with my health challenges. In fact, your reason for non payment of your rent is exactly that given by my last yoruba Muslim tenant who finally ended up being evicted.

While you came across as being mild mannered and reasonable, your actions to date has left much to be desired starting with your making a fraudulent application for housing by claiming that Bilesanmi is your father's name and providing an NIN which you fraudulently defaced by inserting Bilesanmi into it forgetting that your bank did not have Bilesanmi as your name.

You have followed this by refusing to work cooperatively with other tenants over the generator issue and water pumping when the transformer was not working for 4 months.

I want to give you another opportunity to restart by paying 36k tomorrow if you want to rent the store and paying the balance of your rent by the end of this month.

It is totally unacceptable for a tenant to be scheduling to pay their rent at a time other then when they are due.

That's 36k 👆paid for the back space.
However like i mentioned earlier, I have my funds in a scheme that makes it impossible for me to have access to it before November ending, the 300k i immediately paid was from my working capital cos I know I have a source to replace it from by November.

That been said, Madam I have a very major concern with your use of words and this is not the first time you're doing this, I have for the most never responded to a lot of your allegations, not for the lack of what exactly to say, but cos I was raised better.
I saw and took you as an elder sister from the very moment I met you cos we speak the same dialect and it seemed to me like we got off on a good footing which were good signs for me, but all you've done since then, has been to throw me under the bus at every chance you get without flinching.
If you have issues trusting people, then i think it's important you understand that not everyone is the same.
You first did this when you pulled back on us renting the property cos my formal caretaker didn't properly understand you, until i had to do a video of my former residence, showing you the volume of work that was ongoing at the school and my Co tenants apartment that had moved out which was already been turned to a class room.
Same you did on the compound's WhatsApp group, claiming that you just realised that though money was been contributed to me for fueling the gen to pump water, I had infact only pumped water for you once and you said this with all level of authority though you never witnessed the pumping of water once, a task myself and wife took upon ourselves to do for all, day and night without expecting anything in return.
Then came the issue of the generator, this was something i came to you for one on one, had a formal sitting with you for its use, you infact told me it was better for us to keep it for use for just our side becos the other tenants weren't maintaining it, i had to appeal that we shouldn't do things that way and that water was essential for everyone.
Only for you to turn around to drop a notice on same group that you were withdrawing the generator from me without any formal discussion or notice to me in person. In the same light when you came to pick up the gen, not even a word was mentioned to me or my wife, you just went on there and had it wheeled away and that felt right by you.
And then you come around still on the same group, without even enquiring what may be wrong, calling me all sorts after your tenants lied to you that we spoilt the gen only for my wife to get there and realised they had on their own pulled out a switch which was why the gen wouldn't start. Yet you never came around to correct the fact that everything you said on the group was a lie. I chose subsequently to stay away from the gen and its controversies, got mine and pump water for myself with it and that still became a problem because your tenant living directly under you and his wife still had a problem pumping water for themselves whenever they were out of water, but instead chose to come fetch us out whenever they didn't have and same was the case with Sunday and his team, always coming to fetch us out whenever they didn't have instead of pumping. It was when i stopped Sunday from fetching that he on his own volition started pumping for us whenever he came to fetch us out. Your tenants saw this and came to lie to you as usual, but instead of finding out what was really happening, you go on the group as always and call me all sorts of unprintable names, yet I chose to keep quiet and instead left the group.
Now you come here again to refer to me as a "FRAUD" over a matter you have absolutely no knowledge about, even when this was a clear case of "omission" by my account officer as at when I opened the account, which was going to cost me a lot to correct when I mentioned it to the bank as such I chose to leave it like that so as not to disrupt my banking activities.
Now you had a concern with this, you chose not to talk about it, only for you to in the usual style give a name to your suspensions.
This is all shades of WRONG if you're open to the truth.
How exactly do i define the fact that you had in your initial convo mentioned that the very same back space you're asking me to pay for now was a space you had told us was available for us to use without any cost to us only to turn around to say different.
How do i define your getting yourself and those on your line a new pumping machine and leaving myself and Chidinma and now Sunday who are your newest tenants on the old one that's already developing faults, only for her to reach out to you on it and you said it was none of your business, Where's the empathy in that.
Now you added Sunday to our meter that doesn't have the strength to power us all and this was also done without the need to consult us first since it's your property, now we are facing the problem of Sunday's industrial irons tripping off power whenever there is, cos the pumping machine can't come on at the same time with his industrial irons the circuit breaker keeps tripping off cos of the load, he's also a tenant and we can't tell him not to work cos we need water.
These and more are all issues that beg for answers and yet you call me names!

Mr Bilesanmi. When I come to you it is to inform and not because I need your permission and to date, you have never been accepting of anything I need to do. Its always one complain after the other.

1) Starting with your rent it's due on the 1st of October and you find it okay not to pay when due but even make assertion that you have access to funds 2 months later and that seems right in your book. If you said that to me when you took the tenancy you think I would have let it to you?

2) It is my prerogative not to let if I am not satisfied with the responses and enquiries about a prospective tenant. We did settle that subsequently.

3) Before you came, Christine mum was to handle the generator. Some who ended up leaving were saying even though I gave it to the compound they do not intend to pay for repairs and what I said to you is my plan is to watch and by Dec repair and put it back in storage for my personal use. A gift is never by force. I saw your use as temporary thinking you would have bought yours by December. I think 6 months was sufficient time for you to have organised yours. The way you were going about organising it was not acceptable to a lot of the tenants myself included and I tried severally to point you in a different direction and in the end had to get Christine mum to take over and as you can see, her way worked better because there was accountability. When I became aware that Sunday was the one pumping yours without your contribution I corrected the assumption.

4) Sunday was added to your electricity to make 3 and we now have 3 versus 8 tenants and still you complain. It can't always be about you to the detriment of others. I was looking for some equitable distribution. Sunday is leaving in December in any case.

5) We have had discussion about the storage at the back severally and concluded so I do not think there is any need to keep going on about it. It has always been paid for.

6) I stand by what I said about no Bilesanmi which you claim is your surname on your bank name and your inserting Bilesanmi into the copy of your NIN you presented to me. A change of name even with an advert in the newspaper cost 5k and I agree to disagree with your explanation.

7) New pumping machine was a gift to myself really( and I do not need to get permission from you for) essentially because when they bring light for a short time, we are only able to pump to your tank and this way it means we can pump both ways. The fact that we had other beneficiaries and we were able to achieve other purposes is an added bonus. I do not know why your being a newer tenant means I need to get your permission to spend my money and who that you should to decide who benefits. The one you are on was bought by us tenants and despite covering it on several occasions and telling people to cover it they have often times not covered it and Sunday has even been hanging clothes on it knowing that water damages it.

I think a lot of this is because of the misconception that your permission was necessary and your needs should be the only consideration on the table and unfortunately this is so wrong. I extend curtesy. I have no need to throw anyone under the bus and desire that we live in peaceful coexistence and honour our obligations one to the other.

*IMPORTANCE OF AGREEMENTS*

The lease agreement specifies the nature of the relationship and the area of responsibility of each party.

Our agreement is modelled essentially on the basis of the lagos state tenancy law and I take pains to make it as transparent as possible and for the most part most tenants are clear about their area of responsibility.

I have been in real estate since 1995 and for the most part know what I am doing. I do not know if its because I am a woman but I do come across some tenants who act like I am in partnership with them and they should get to decide how I run my business this usually is a misconception.

Please let us respect each others role in this relationship and try to be kind to our neighbours.

I learnt from my neighbour that the pumping machine of the other flats close to her room is on our meter and that you're aware of this. How's this not wrong Ma'am.

My response

Why is she not the person making the claim. Stop the lies and slander you are not anyone's spokes person and trouble finder.


And he continues

I've not been home in almost the last one month and the meter tripped off as usual and she reached out to me for access to the meter and mentioned that her neighbour came complaining that their water also stopped pumping in the instance and that their pumping machine is connected to our meter, so why would i who's not been around and still not around need to lie or slander you.

My response

Your initial claim and subsequent are 2 different things.

Let her direct her concern and claims about me to me.



I won't bore you with the rest. The trouble finders will always be looking for who to stress and you need to move them on.

June 2023 i got a call from the plumber that a tenant was harassing his workers saying he is going to have them arrested if they do not come down from cleaning the water tank and changing the water filters. Hence after investigation I messaged him this;


I have confirmed and it is Mr Ibrahim that is causing the trouble.
I don’t know why he can’t save water instead of threatening the plumbers not to do their work.

I have asked them to do the other 4 today and come back on Monday to do the rest of the 2 cos I have already paid to have all done.

1) Wow 😳! is there ever really a limit to all of this, people came into the compound with claims of washing the tanks that I'm unaware of and I ask them to go ahead and wash for others as myself and family just came in yesterday night and no one had informed us that anyone was coming to wash the tanks and we're completely unprepared for it as we don't have reservoirs we can store water in, considering power has been epileptic.
How is this a problem for God's sake.

Followed by

2) I believe my rents here expires in a bit, can we not have some peace and quiet till we leave. Must you always find a reason to come at us.

And

3) Why is it always convenient for you to label us with trouble making, even when we've made it a point of duty to stay on our lane. When we talk it's a problem, when we keep quiet it's also a problem.

Often times such persons are incapable of receiving and are pathological with their version of truth (liars) so they never stop their nonsense.
