Why not approach your state licensing office, those agents are mostly fake, they manufacture and print their own papers. Go straight into vehicle licensing office, don't allow anyone stop you on your way in. It is better to tip someone right inside if they are proving difficult than patronise an agent with 'no link' to government office.

The agent I use is actually an accredited driving school. I haven't had any problems with fakes at all. My issue is that this middleman is unnecessary...and the fee the driving school/agent charges me is arbitrary. When I was paying through the bank, I was paying exactly what was officially due to government and the payment was duly recorded on the bank slips. That is no longer the case with the driving school.

There is a big racket going on at every level of motor vehicle administration payments across the country...vehicle licence registration/renewal...vehicle inspection service...MoT...CoR...the list goes on and on. This extortion ring is going on with the full knowledge of government officials. They are getting their cut and that is why they will never allow the payments system to move into the 21st century. To this day, one cannot pay for vehicle inspection in lagos via ATM card. You must pay cash. How can such a system work properly?

I went to Alausa on this matter years ago and 'changed it for them' as they say. However, the crooks in that place jeered at me and told me the corruption in MVAA and all its agencies had the full backing (as in 100%) of the higher ups in the system. They assured me that my petition/complaint would go nowhere...and events later proved them right. I left them when I found out I could pay for licence renewal (at the official rate) through the bank...but that has been stopped now. It is now time for me to go back to Alausa for part 2.

The struggle continues.

This was houses being demolished in 2022 in Ikorodu area of Lagos. Because most of the owners were Yorubas, there was no outrage like we are seeing now. No victim mentality like we are seeing now. Tinubu wasn't the president as as well..

Caveat Emptor..... Buyers beware.

Lands and landed properties are the perhaps the best and the most expensive investment anyone can make.

However, before buying any landed property especially in Lagos and Ogun states, - kindly do the following amongst other due diligence.

1. Get a licensed surveyor of your own (not the one introduce by the seller) to take the GPS coordinate of the land,

2. The surveyor should approach the Ministry for lands and physical planning and apply for the authority to survey and the government charting of the area of interest.

3. Your surveyor should procure the documentary evidence of the status of the land to know the following.-

a. Is that land totally free from government acquisition or future schemes for development.

b. Has someone else applied for the same document in the past or currently processing ownership documents with the ministry.

c. Does the name on the land title correspond to the names of your proposed sellers.

d. Is there any lay-out survey on the government records regarding the area of interest.

e. Any other due diligence as may be necessary.

4. Get your own lawyer to interface for you, don't accept help from the sellers, - they are only interested in making their money.

5. Don't be hurried and don't ever be in a hurry to pay - the "omo onile" will call you repeatedly that someone else is about to pay for the land, - please resist the pressure.

6. When all due diligence are satisfied, pay only via cheques, bank drafts or bank transfer - they are easily traceable if so needed in the future - never do cash payment.

7. Take possession immediately, fence up the land and possibly build a shop or single room for someone to inhabit and keep the area clean - with necessary agreement documents, - of course.

8. Never leave the sellers in charge of keeping or monitoring your land - that's simply asking the mouse to watch the cheese - you know what will happen next.

9. Ensure that your surveyor process your land documents,
The C of O or the Governor's consent papers are a must legal documents to ensure your ownership of the land.
Get at least the Red copy of your land survey from the office of the state Surveyor-General before you start building.

10. Get a chartered architect and a registered building contractor, not just to do your building designs but also to procure all necessary building permits/approval before building.

11. In the unlikely event that you get notified that the government is interested in your property for whatsoever reasons - usually via notices pasted on your fence walls - don't ignore, don't be indignant, call your lawyer to file a challenge in court, immediately.

12. Don't ever say or think that because friends and relatives have bought lands and lived in the that area for decades, it simply means that all must be Ok, do your own due diligence.

All the above are quite important and pertinent now in the lights of the recent bulldozing and destruction of multi-million Naira properties by the government due to non-compliance to some government regulations.

They bought the lands illegally thinking by building on it nothing will happen
They have themselves to blame, the playground we used to play on that also served as green area, one importer and exporter bought it but we the residents took him to court and stop it
He abandoned it and went to the buffer zone, now the property has been demolished. Most of the residents are very happy with this move

One of the major problems in Nigeria is the mindset that we can bribe our way out of any situation.

People deliberately go on a wrong path and afterwards try to use emotional blackmail or bribes.

There's no way if a proper search was done on those lands that it will not reveal that the place is under govt acquisition.

Whatever survey you are given for a land to be bought, abeg, carry am go lands bureau for verification or consult a land lawyer to do proper checks for a small amount of money. As at the time these lands were bought, i doubt it will cost above 50k to give a lawyer to do all the findings on the land.

People know these things actually. But they just form smart and settle some people believing money sorts out all issues. And that is why Nigeria is like this!

Most of the people whose properties were demilished know that their building is illegal and not approved. The FHA told them, marked their houses but they ignored warnings and painted over the markings.

They felt they are above the law and NOBODY APPROVED THEIR CONSTRUCTIONS. The feeble attempt to turn this into a tribal fight is a waste of time

It is not about the construction...it is about the land...stop making it look like a construction issue...if you say their buildings were not authorized, who owns the land after the demolition ?
