In a real estate firm as the Accountant in charge of posting transactions;

When you sell house on behalf of the house owner say N250m and your own company's commission is 10% wich is N25m and the buyer request for invoice immediately you’ve agreed on the price and payment is done by piecemeal and the agreement has been signed that the first instalment payment to be done 1-week after invoicing.
What will be the accounting entry during the invoicing and going forward during the installmental payments?

Notes: the property does not belong to the real estate company o. They only sell on behalf of the owner and their own commission is 10% of the total sales of the N250m.

Gurus in the house, what will be accounting entry for these transactions now and going forward[b][/b]

During Invoicing:

Debit Accounts Receivable (Buyer) - N225m (N250m - N25m commission)
Credit Sales Revenue - N250m
Credit Commission Revenue - N25m
After First Instalment Payment (assuming N50m):

Debit Cash - N50m
Credit Accounts Receivable (Buyer) - N50m
Repeat the same entry for each subsequent instalment, adjusting the amounts accordingly until the full payment is received. This way, you recognize revenue as payments are made.

Note: These entries assume accrual accounting.

How did you pull the stunt of landing yourself the job? grin

In the buyers account.
Dr the buyer 250m
credit any amount the buyer pays as instalment until it offsets his dr balance of 250m.

your company's account
Dr the 25m your company received
Cr the company you got the commission from with same amount of 25m
