There is this compound of eight flats beside where I live and people occupying the flats are all adults.

Guys, you can't believe that for the past two weeks their pumping machine had been pumping water continuously stopping only when the light is ceased( I'm not exaggerating) . And here we enjoy constant electricity at least 20 hours per day.
They come out of their flats, see the compound filled with water and they don't care.
The drainage is filled with their refuse and water and it's pretty annoying.

What kind of life is that? The thing just dey pepper me! Just because they don't own the house!
As I'm typing now, water is running continuously!

Chei! This man house don suffer ooo.
Why are people life this sef?

Please change your mentality if u are guilty of this kinda attitude! Coz one day one day you'll become a landlord and you'll know how it feels.

Tenants don't care about the shared facilities in a rented block of flats. It's sad. Same way landlords on a street don't care about the road and gutters. Same way Policemen don't care about their vehicles. It's a Nigerian thing.

Maybe the Gateman used to operate the pump.. Ooh, and again, they don't have a seperate electric meter for the pump, if not, nobody should teach them how to minimise the water-cost.

Most landlords in lagos (particularly those in middle brow areas) do not even like renting out their properties to Igbos reason being that they get the flat over populated and they have a very poor maintenance culture. They have this attitude of "no be my property" whenever little expenses come up. If you happen to be a neighbour to one and the pumping machine goes bad, it will be easier for a needle to pass through the eye of a camel than to get their own part of the contribution to fix it. I have seen houses being occupied by them where the WC is broken and they kept on sitting on it because of the same "no be my property" syndrome. Even when little things like door handles are bad, they won't fix it. Except for a few, most igbos I have seen in middle class areas in lagos lack a good maintanance culture to another man's property. Only an igbo landlord knows how to handle them and those ones give them a very big headache. Infact, I have had igbo friend who swore never to get an apartment owned by an igbo ever because of the stiff high handedness. Most of you are ingrates and take for granted the liberal nature of an average yoruba person. So, always use your senses before typing nonsense.

N/B.. Their gateman ran away about a month ago!

After the landlord must have billed them a ridiculous amount for rent, then a compulsory agent fee for a house they saw without the help of any agent, then force them to pay for lawyer, agreement and caution fee. Do you expect to still have sane tenants? Na rebels go be your tenants na.

In my area, I watched a self contain apartment being built up from scratch and I followed and booked the self contain with the engineer. Many months later after the completion, I was forced to go through an agent and seeing him for the first time, he said his charge is 10% of the total amount I pay. Hmmmm!
Long story cut short, I was told I was picked to rent the house and it's bills are as follows:
#18,000 × 24 months (rent) = #432,000
Agent fee I.e 10% of rent =#43,200
Caution fee =#50,000. This amounted to #532,000
Before the agent could tell me about lawyer and agreement fee, I just thanked him that I was picked and then I Usain Bolted from him.
This is an area where the highest amount paid for a brand new self contain does not exceed 15k a month and it's for 1 year.

As much as I condemn this "I don'tcare attitude", I also wish to remind these landlords on this forum who engage in such to desist from these behaviours as they should remember also that before the became landlords, they were once tenants.

NB: ALL TENANTS DO NOT END UP AS LANDLORDS BUT ALL LANDLORDS WERE ONCE TENANTS. BUT IN ALL, EVERYONE ON THIS EARTH ARE TENANTS.

There is an adage that says the way you use another person property is the same way people will use your own.
I am living in a compound where people don't care at all. Imagine living with people that do not care in a things that concern the entire yard.
Tell them to pay a little to get something important done like water pump, electric maintainance, cleaning the yard they will not pay and when you pay and fixed the damage thing they are the one that will enjoying it pass. The best thing is to be alone in a yard and stop living with animal in human form.

It can also be the other way round, my roof has been leaking, have called the caretaker who keeps giving one excuse or the other, the other time the wall was soaking from a neighbors bathroom; the landlord had the effrontery to tell me it may be spiritual. The landlord apartment downstairs is kept in pristine shape by the way.

I always encourage tenants to take a snap shot of the apartment before they move in.
If you did any major renovation to the apartment without permission, that also consists of damages and will result in your deposit being withheld.

Personally, I always pay back the damage deposit unless there are actual damages in the apartment.

I changed a single sink to a double sink.. Changed the cheap ass cabinet in the Kitchen to a well designed kitchen cabinet with glass..

I changed the Taps in all the bathrooms to imported Taps and fittings..

Changed the Shower head from that Local plastic type to the foreign type.



Look, I am also a Landlord, I dared the landlord to go look at all the other 8 flats and come check mine and tell me I did damage to the property..

The Man was being petty.. 150,000 naira was what he was shying away from returning. I thought about pulling out all the upgrades I made and leaving, but I realized it would make me petty and malicious, bring me down to his level and make me look rachet.

I just walked away.. Guess what, the person who rented my place loved it and didn't need to do any darn thing to the place.


There is a difference between an upgrade and damage.

Example: If you rented the property with Plastic tiles and your tenant upgrades those tiles to marble tiles, you would be a cheap skate to use that as an excuse to withhold their damage deposit.

If you mist make renovations, then you should revert things exactly the way it was before you leave.
Fit back the old sinks and all the old stuffs and have them in working conditions.

If everyone renovates a property to their taste, then there would be a problem.
We need all the apartments to be in uniform condition.


I hope you take this as a lesson. You were at fault.
If those renovations were unpermitted, then its as good as damages.

We own a house, we made provision for air-condition outlet but, to my surprise an old tenant open my wall without permission to mount a different kind of air-condition. Infact damages that are done to the house are mostly done by old tenant.

I always have my tenant's complaint resolved the same day or the next morning if it can wait.

There is a way to go about this.
As a landlord, i take a deposit of 100,000 from every tenant moving into my building.

This 100k would be returned to the tenant when they are moving out if the apartment is in good conditions just like the way it was when they moved in.

The term "good condition" was clearly defined in the landlord tenant agreement.


So far, I haven't had any issue with any tenants and my property has always been in good shape.





I tink dis is a good idea, but what if when de tenant is about to vacate and u make repair expenses of, say 70k, will u refund de 30k to de tenant?

We talked about it, the Landlord (via his caretaker agreed), as long as I didnt damage the main structure of the House (which I didnt).

I did up the house because I couldn't stand the poor quality of materials used in the house. Everything was rusting away even before I moved in and he saw it. The Landlord admitted that the Upgrades were really nice and didnt deface the property. But he just wouldn't give me back my money..

Most likely not. You saw the apartment before you moved in right?
What I owe you is to make sure everything is in great working condition and if you need maintenance, you will get it asap.

Just consider the apartment to be an hotel.
You do not renovate an hotel do you
