If the damage cost more than 50k to fix, younwill not get anything back.
Any damage that costs more than 50k would most likely require exta work in the future.

Its a Nigerian thing, we have this its not my own mentality. We have issues in this country honestly, sometimes I don't blame landlords who are harsh.

A landlord will make provision for bore hole and somehow pumping machine he fixed gets spoilt, the tenants will say they won't repair it. They are the ones that spoilt it oo.

I have seen a tenant that lives upstairs in a block of 4 flats saying she won't contribute her own share of the amount the cleaner sweeping/cleaning the floor of the compound collects simply because her flat is upstairs and thats its peeps in the flats below that should pay the cleaners.It took an intervention from another tenanat (who is also a landlord somewhere else) before she started contributing her share.I wonder where these people come from, does she fly directly to her flat.

Simple maintenance they won't do.
Some use houses as if they won't build theirs, I personally don't blame landlords sometimes.

Some landlords can also be terrible too, the house we lived in before we owned ours had a leaking roof, we told the landlord he said he would repair, and the leak was directly over a bed, after sometime we met him again and said he should let us repair it, since hes not yet ready and its inconveniencing us a lot and its rainy season he said he can't allow a tenant repair his roof. For more than a year he didn't repair it till we packed out. Its was so annoying.

Some tenants can also be very good too, that one will wish to continue having peeps like that.

Its just that it seems the good tenants have bad landlords and the good landlords mostly have bad tenants loool

Yes I saw the apartment before I rented it.

I inspected it and pointed out all the issues I had even before I paid. I discussed the upgrades to which they consented.

Outside of the Contract:: The changes I made were an upgrade that added value.. Every other part of the house didnt suffer any wear or tear because I barely lived in the house.. They liked the upgrades (they said it).. But they will just not return my money.. Reason? The Upgrades..

In my area, I watched a self contain apartment being built up from scratch and I followed and booked the self contain with the engineer. Many months later after the completion, I was forced to go through an agent and seeing him for the first time, he said his charge is 10% of the total amount I pay. Hmmmm!
Long story cut short, I was told I was picked to rent the house and it's bills are as follows:
#18,000 × 24 months (rent) = #432,000
Agent fee I.e 10% of rent =#43,200
Caution fee =#50,000. This amounted to #532,000
Before the agent could tell me about lawyer and agreement fee, I just thanked him that I was picked and then I Usain Bolted from him.
This is an area where the highest amount paid for a brand new self contain does not exceed 15k a month and it's for 1 year.

As much as I condemn this "I don'tcare attitude", I also wish to remind these landlords on this forum who engage in such to desist from these behaviours as they should remember also that before the became landlords, they were once tenants.

NB: ALL TENANTS DO NOT END UP AS LANDLORDS BUT ALL LANDLORDS WERE ONCE TENANTS. BUT IN ALL, EVERYONE ON THIS EARTH ARE TENANTS.

This is a very touching subject. Some Tenants are just terrible. I have seen a Tenant before who boasted he can never spend his funds to repair a Landlord's property. That is a truth. I find this statement very irresponsible though. We will pump water in the compound ad it will be wasting from his flat yet he will not talk. All because he would spend less than N500 to buy new tap and fix! God was watching. God gave him the wherewithal and he build his own house at Mowe. He could not live in there. It was a misplaced venture. He built in a valley such that all the used and rain water in community converge in his compound. Also, his septic tank gets filled every week due to excess water inflow. He had to go and rent another apartment with his family. The advise is whatever you can do to help others do it and watch God reward you

Why blame the tenants?....is this Heaven? If the landlord doesn't care about his property why are you expecting the tenants to care? A landlord that cares about his property would have the tenants sign a contract not only including the rent but all rules and penalties that must be observed.... and have a security deposit for any damage the new tenant may cause. When you see some buildings are well kept... and tenants well behaved... it's not that the tenants are responsible..... it's because of the rules and enforcement of the landlord.

Yeaa.. We have boreholes over here too, but the pumps are connected to seperate prepaid electricity meters, so that we can adequately share the bills between the users in the compound.

Inasmuch as I don't support tenants that doesn't takecare of their apartment, but some landlords re to be blamed too. Just last week I was at home when my landlord brought nepa to cut of my light. I asked her what happened cos I am not owing any rent or bill. She told me that nepa told her that for us to ve prepaid meter, every house must be linked together since she applied for one meet in a compound that has 2 selfcontain and a 2bedroom flat. The next day I saw nepa instaling the meter with some units left for us to use before buying extra unit. That unit didnot last for 24hours and the moment we went for another unit, we got the shock of our life. We never knew that the landlady has not been showing us the real bill from nepa. The real bill contains 300k. Meanwhile we pay nepa bill plus rent yearly. Infact I prefer yearly payment cos I don't always ve cash so it saves me the embarassment of someone knocking on my door for money every month. However the disadvantage is the reason why am sleeping in darkness for close to a week plus with no end in sight. Right now nepa has ordered her to clear all the outstanding or else we won't ve light. Last night she called us for meeting and we were like why should we pay for her crime? Right now I feel bad cos am dam broke I caannot even buy fuel to put in my gen pending when this issue will be resolved. As you can see some landlords re indeed a pain to must tenants. I am in a terrible shape financially

If you have rented properties you should at least have a manager.

That is our people for you. Even when you have manager how often do they go to check out the property.

I went to my other property for a week and came back only to be told similar by people in the neighbourhood. They damage it and will repair it themselves. You have to get to know your fellow neighbours and they will give you some heads up.

I no blame you for your investment decision. Its just useful to have local source with the likes of dumb Trump trying to get into the white house.

In the compound I lived then, the gateman left for the north but brought his kinsman as replacement. That one did not stay not stay up to 2 months, when he saw the situation.
