Back filling with Laterite soil

Using laterite soil (clay )as back filling material should be done well and carefully

Introduce water to allow for proper settlement

Compact effectively to remove voids to avoid future differential settlement

In our case we watered for couple of days and compacted with a mechanical compacting machine

Ground floor = 2 units of 2 bedrooms and a room and parlor apartment

First floor = 3 bedrooms with walk-in closet and 2 bedrooms all en-suite

3 cars can effectively park inside.
Total sqm = 368
Where would other tenants park their cars if each apartment occupant has just 1 car? It could even be more.

Valid point.
By standard, each apartment is supposed to have parking space that will accommodate 2 cars at least.

But in this case, we don’t have the luxury of that, because of the land size.

Good job, right question. I don't know in witch state or city in project is located, in most average cities in Lagos now its becoming a norm. In Okota, Ajah, Badore, etc. The area that used to be a nice lay out are becoming to look like jungle. In Badore many nice houses that has adequate parking space in front or the side of their buildings are now selling them out to inerrant another building in them, the first things that come to my mine mind is how do those building get approvals? In Okota, 2 building away from my friend house used to be a 4 bedroom bungalow. Someone bought and put 4 floors, 14 units 2bed apartment including 4 shops at the supposed to be fence with no single parking space and probably less then 1 meter set back on all the 4 angels of the areas. I know that place very well, when we started building my friend's house there in 94 they all only allowed single floor building there not even 2, you wont get approval. When those guy started putting this building up the entire neighborhood wrote a petition to the government, they cam and put stop work order. suddenly after a month they continued and finished that building. As I speak the building is fully occupied and people start parking indiscreetly in the street and the entire neighborhood became a nightmare for the resident.

Your Assertion are very correct. Land in Lagos has become a scarce resource, whose supply is fixed.
Even, most buildings at lekki don’t have adequate set backs especially at the side.
The Ajah, badore, ikota landscape you mentioned are still far better than the cramped community we have at isale Eko.

I don’t think LASG themselves have solution to this exponential growth of structures everywhere in Lagos state.

For the case of approval, Most people go on and build, then seek as-built approval or on-going approval without minding to pay the penal fee that’s associated with that, as long as they can maximize the use of their land.
