As a family man I consider car a necessity. If you get a very good car, your cost of maintenance won't be a major concern. Please this does not elude the importance of securing landed properties

Irrespective of where the Land is, buy. Yesterday Bushes are now sprawling Suburbs. I remember growing up in Lagos in the early 80s, today FESTAC is a Bush back then. EARLY 80s!....almost 40 years ago! That is my major problem with land. It will take at least 5 years before you can reap anything tangible out of it. It does tie money down for long. Who says you will be alive 3 years from now. In my opinion, buy land for investment if you are 35 years and below.
If you are over 50, only buy land to build your permanent home in.
I don't think keeping land for 10 years waiting for it to appreciate is a good investment.

2. If you are not ready to pay for the service of a registered surveyor, I will advice you not to buy the property or if you want to invest, do that at your own risk
Note it when I say a registered surveyors, they are more like their name sounds SAVIOUR. Boycott them in your real estate investments and risk your money 💰
There service charges are usually not less than 400k depending on the location of your interest property

3. Avoiding a real estate lawyer when investing in a property is like shooting yourself in the leg.

The truth is you can't identify fake documents or know all necessary documentations needed. It's this lawyers that will help you do that. Infact most of them can identify fake documents at sight and when they are not sure, they proceed to investigate at the necessary ministry

They will as well help you cross check documents that the developer will tender to you to sign and as well draft a document that will save you in future in case of any wahala

Note it when I say a real estate lawyer and not just any lawyer

Yes, there charges may be high but if you avoid them, you are likely going to be spending in multiple folds in future

In the estate where I built my house in lagos, a land was sold for 4m naira when we moved there in 2009 as tenants. A few years later, it jumped up to 16m naira, in less than 7 years. Now, it's 30m naira. E no even dey sef.

It's a foolish move to have money and the first thing to think of is buying a car when you have no land. I made this mistake but quickly adjusted when I had a fatal accident with my first car. I fixed and managed it and I bashed it again along lagos ibadan highway, then I received sense.

In this instance, the salvation of your soul is more important than the acquiring and accumulation of lands and landed properties.

It doesn't mean that the latter is bad. But if you focus on it more than you focus on your soul's worth, you would have lived a vain, wasted life.

E go shock you, go to places like Epe, Ikorodu, Badagry and see how okada riders are house owners... Ok! you are too learned to start from somewhere? in this age and time, where the world has become a global village, people are getting themselves upgraded and skilled, and are legit earning big in the social space weekly. I, personally have people around me that are really making it, be there and be shouting Nigeria is poor, Nigeria is the poorest while time passes you by.
All the cars they ship into Nigeria daily are bought by ordinary people like you, cement is like 4500 now, and people are building daily, go to Lekki area, houses are sold every day, they are bought by people, they didn't have to wait for government. Do not depend on the government, it will lead you nowhere, worst, a government job will give you 200k that's even after many years in service, in present day Nigeria, what can that afford you? Government is not your problem, you, your environment that you grew, your circle of friends, your background, parents are all part of what failed you. The government is just a portion of it, not wholly. BE wise, this is 2023. Stand up everyday and do something.

You are right to some extent, if you are buying a car that will help you generate income, it's a good investment.

However, some examples of factors that can make land to depreciate you stated above seldom occur infact they just happen on scale of about 10 percent around Nigeria . So between car and land, Land is still predominantly better.

Now this is the real prosperity teaching and not those of the last 30yrs!
