Any landlord that depends only in his rent always increases his house rent and won't tolerate a delay of rent payment from any tenant.

Are you expecting landlords to ask prospective tenants how much they make in a month, and are you expecting the intending tenant to divulge such private information? I don't think so.

The answer to the two questions are -Yes and Yes!

But not compulsory a prospective tenants divulge in the rental application form but such intending tenant can be 100% certain that his application will not scale through.

Every sections of the form must be duly completed.

Below in the form is a clear authorisation (signed and dated) from intending tenants that read thus...

"Applicant authorizes the Landlord to contact past and present Landlords, Employers, Creditors, Credit Bureaus, neighbours, and any other sources deemed necessary to investigate applicant"

"All information is true, accurate and complete to the best of applicant's knowledge. Landlord reserves the right to disqualify tenant if information is not as represented".

"ANY PERSON OR FIRM IS AUTHORIZED TO RELEASE INFORMATION ABOUT THE UNDERSIGNED UPON PRESENTATION OF THIS FORM OR A PHOTOCOPY OF THIS FORM AT ANY TIME.



APPLICANT'S SIGNATURE............................
DATE........................


So you can see the applicant filling all the necessary information I need on the form and also authorizing me to vet his application for consideration.

One thing I've noticed is that-- people that are serious, able, capable and financially suited for the property don't have problems or challenges completing the forms and that makes my job even very easier to screen people.

Being an investor is a job on it's own. He's giving services that ought to be paid for.

Ideally, intending tenants should not take up an apartment that his two months salary cannot pay. Similarly, no Landlord should also accept any tenant whose two months salary cannot cumulatively pay his annual rent.

Nowadays, only tenants that have that "disposable income edge" hardly come up with excuses when their annual rent is due.

If you can organize your income for your feeding and other upkeeps, then you can save up and pay your rent. You had a whooping 12months to plan your renewal rent.

My own problem now is how to increase the rent of my tenant successfully in this Agbado eCORNomic regime .

Same rent madam has been paying for more than 5 years , I haven't increased it once , now I want to increase it because the rent isn't even scratching the surface of the money I spend weekly due to the high cost of living.

You have to take a hard stand on them. Some tenants don't take the Landlord as priority even when they have the money.

The question you should ask yourself is, has he/she not been eating and meeting up other upkeeps for himself/herself?

Many tenants have driven their Landlord beneath the soil. Only for them to shed some fake tears and testify "oh, he's such a nice man" at his service of song.

It's simple....if you can't pay rent. .move back to your family house...don't feel entitled to the Landlord's house rent free ...he or she has responsibilities too. When tenants start having meetings and conspiring...it's always at the expense of the Landlord..No one forces anyone to pay the rent ...but please do the needful and move out unless the Landlord agrees otherwise. Doing otherwise will just show you are a cheater and while tenants think they are getting away with it...they will bare the consequences or their children...You can't make life unbearable for landlord

Most tenants wailing on this thread don't have any sense. They wait till the last moment before they realise they have a rent to pay.

If you work and earn, you can actually plan and pay your rent effortlessly.

a. Divide your rent by 12 ( 12 months). At the end of each month, whenever you get paid, you transfer the monthly budget for you rent to a separate account or to your piggyvest.

b. If you don’t earn monthly, divide your rent by 52 ( 52 weeks in a year). at the end of each week, make sure you send the weekly budget for your rent to a separate account or safelock it in your piggyvest.

With this, you can pay your rent effortlessly..
Please how do I safelock money in piggyvest and which piggyvest platform do you think is the safest?

That question is not in tenants mind. It's only 5% of tenants that understand that Landlord have responsibilities too.

I watched my tenant owing one and half year rent killing chicken last Christmas with hunger in my belly!

Even as a tenant, I didnt feel entitled. I moved out when I needed to, cleaned up after myself and paid my rent. When someone has to chase you for staying in their houses without paying rent...you are already part of the problem in the country. We need to start laying curses...or better still, throw everything out...tenants can go to court and justify why they ought to be living rent free at the expense of landlords....ridiculous.

There are alot of people who make money but as the money is coming in something serious is draining the money out. So don't judge people when you don't know their situation. Let's just rest the case.

cowrywise and piggyvest are good. But I'm more conversant with piggyvest. Piggyvest has five saving features, namely:
Core savings account: Four free quarterly withdrawals per year, doesn't have a safelock feature. This will charge you breaking fee if you want your money outside of the free withdrawal dates.
Flex: This can be a daily account, withdrawals every 10hours per day.
Target (This is what I use for my rent, it has a progress bar and a safelock feature) You'll lose all interest if you don't meet target.
Safelock: This works best for lump sum savings, money cannot be withdrawn until the set date.
Dollar account: This works for savings in USD

The rate at which landlords are increasing rent this period is worrisome.
Same with mine, for an apartment I've stayed in for just 2+yrs. No renovation, nothing. Just notice to increase rent.
Reason: Economic situation.
It seems timely payment of rent has disadvantages. That's my thought now.

I did that as a bachelor, my one month salary paid my rent, but as marriage enter, I had to shift. It's a good thing but some factors affect it.

This is exactly is why I moved to where I am currently staying, my previous apartment was less than half of my monthly pay...did that cuz I have two sisters in uniport I am responsible for their upkeep, rent & sometimes tuition fee, and other siblings weh dey bill me.

But last year i vex

Why must I wait to get married before I give myself a treat and live in a comfortable apartment i can afford??

I am enjoying the calibre of neighbours I have and relate with.
