The Answer you seek lies in two places
1) the floor plan
2)the nature of your land (sloppy or flat)

However for a basic 2bedrooms bungalow to finish, keep atleast 4m.

Attach is a 2 bedrooms designed by us with flat roof and construction cost is way above the 2m threshold

18m can still get you something simple.

Town = island- Lagos


Materials

6" block @360 x 1500 = 540,000
Cement @5500 x 50= 275,000
Sand = 20 tons = 140,000
Plaster sand 10 tons = 70k
Labour for block #80 x 1500 blocks = 120,000
Digging and blinding of foundation = highest 50,000 ( which is high o)
Plastering of wall = 4000 per partition x the number of partitions



You still have change for roofing

I used 1200 for the two rooms in the picture
It's 16 ft x 16 ft per room with two toilets and one kitchen
Normal room is 12 x 12 or 10x 11 or 10 x 10 depends on what you want

So in your experience as a contractor, how much will complete a 2 bedroom flat (2 rooms, one parlour, two toilets and a kitchen) including roofing? Also considering current materials prices. Minimum 12 x 12 rooms. Thanks.

I'm on a 2 bedroom flat up and down and as at yesterday, I had spent 19m and I haven't finished it yet. Still have almost 5m estimate to finish up.

To sink a borehole alone, to get windows, doors, roof, electrical, etc

You don't need too much expert opinion to prove that. It won't do it. Just check the quantity of blocks needed to lintel level, quantity of sands, granites, cement and irons for lintel, you would see it.

Use the 2m to start the work. Anywhere it reaches before the fund finish is fine. Building a house is not a race.
When you get little money later, use it to continue the work.

Even with low standard, it won't go any where. 150 bags of cements 900k already, how much zinc. Unless say na mould house he wan build.

You'll need average of 2,500 blocks. Then to set 2,500 blocks, you'll need need 50 bags of cement.

Bricklayer would charge average of ₦110 per block.

Roofing would cost like 1m

Electrical at around 500k

Mechanical at around 500k

Sand never dey

Granite

Laterite for filling,

Lintel

Cement is ₦6,400 in Lagos as of today 30th of January 2023
Exactly. Doors and windows, tiles, cement for the house from beginning to finishing will amount to 150 bags. Which is almost a million.

I know how much I use mould only 5 trips of sand of recent.
