It would take it to the roofing level as requested.

I estimated the building to take 2500 blocks.
Blocks: 2500 x 500 = 1,250,000
Cement: 35bags x 5600 = 196,000
Labour: N8000/100 blocks = N200,000
TOTAL: This is based on my personal experience and recent in IBADAN.



Laterite prices varies and you might get some from soak-away excavation.

It may not, gravel, granite, iron, wood for the lintel and the workmanship for welder and carpenter are still there, and all these are costly now. But it's a good thing he starts though, his mind will be there and he will complete the project.

I have modify it. I don't think he needs gravel for the stage of the project and the question he asked.
If he will spend more than 2 millions to ge to the roof level, it won't be more than 100k. If it is Ibadan here. I will have small change left.

almost impossible, except you will use mud bricks and have zero iron rods in your building, a ton of iron rods goes for 540k as at yesterday

So in this modern era you are advising someone to do 2 courses foundation,1mm thickness of window frame,ply wood ceiling and 1" plastering thickness..


Haba,I expect better from you.Tell the Op the truth,for a comfortable 2bedroom design,that amount can only take him to a certain level..

Don't build any house that won't have aesthetic and economic value ,in case you want to sale it in future

Seriously Nigerians should learn to start first with just BQ one side of the fence or gate and pack in before carrying the main family house project. This is what helped us immensely and you won't believe how fast the project will be going up without stress when you're already around. Building no easy oO. Plan well.

I am currently contructing a 3 bedroom duplex, The master bedroom at the top is yet to be errected and the project has consumed 114 bags of cement already @rate of N5500 per bag with logistics = 632500. 9inc Blocks (Made with stone dust) at 435 X 1800 = 783000, Sharp sand and filling sand and granite has consumed like 800k + ... Workmanship and Omonile is not included ooo.... Half tons of iron --- 205000, another 17 pieces @ 5600 per 1.

I cannot even calculate again.


2million cannot complete it. But it will surely have hug impact.

Do you mean make both rooms en suite? That'd be cool, but if a visitor comes and wants to use the loo, he'd have to go into your room.
In that case, you can throw one toilet out of the other room and make it serve as toilet and bathroom for visitors and a room, then the other for the master bedroom
