Build from scratch if you have competent hands and you have a unique taste in what you want for your house. The advantage is you get to choose what material is used for your building structure and finishing.

Buy if you don't want stress and you are in a hurry to move in.

I would say, buy. I understand building is cheaper but the stress is something else.


I once worked in the construction industry and honestly the stress of running after painters, screeders , looking for scaffold to rent is something else. I personally can't deal with that stress. I met a guy, what he does basically is that he builds houses for people, like custom made. You give your design and he does the rest.

As an architect i will advise you build your own house bexause there is what we call architectural psychology this enable you to build base on wot u appreciate in a building. every individual have there own area of intrest in build e.g woman and kitchens e.t.c.

It is way cheaper, and u can build whatever u want,as long as your budget can carry it

If you have high taste for designs and esthetics, then find a good building that can be re-designed and buy. If you do not really know if you have high taste, again buy.

But if you have low income and have time to run after mason, electricians, site manager etc, then build.

Buying one from a decent builder because you can see the finished product and can scrutinize it properly with professionals. Building it yourslef doesn't guarantee you won't be ripped off or that you'll get the quality you paid for.
You don't need to buy house if you have enough cash to give an engineer

Will only buy a used house in Nigeria and only one built in the 70's.

Building is far more rewarding, you can work with an Architect to design your house to you and your families lifestyle, for example I have a central courtyard that is 500 square feet.

It should be cheaper too in the long haul.

But sha the fear of Omo Onile wahala is for real.

It all depends.

Because for me, I'm pretty much determined to live in an estate type arrangement with central power and utilities and central security. Most estates don't give you the building from scratch option.

What does it benefit me to be 'building to taste' yet be queuing up to buy fuel for my generator? cheesy

I prefer buying a house, no time to waste before moving in, besides i would go inspect the house first to make sure its up to my taste ,

and sometimes an already made house may even be far better than my vision for the house if i chose to build it. Which means i get more than i came for.

To build a House from Scratch is not easy ooo. Especially in Lagos!

Have you taught about the tedious process you have to go through to verify and buy a well documented Land.

What of the Yoruba Omoniles that make Life unbearable for rich people.(This people are so deadly that if you are not careful you might loose your life fighting them)

The Stress of managing artisans and workmen- Any dull part on your side they will steal your building materials and still complain to you for more money. They can even mess up your work and disappear into thin air.

The Building Approval saboteurs ?Govenment- In some part of Lagos once a truck off loads one trip of sand they will appear demanding for all sorts of Govt. levy to approve your building project. I know someone who spent close to 14million at Ajah last year and till now He hasn't gotten up to Decking Level.

The 419ners - This are people parading to help you. They could even be your blood relatives here in Nigeria. Once you tell them you are planning to build a house- They start conspiring evil thought on how to rip you off. If you are not careful they will arrange clowned papers and bring in fake elders to parade as real owners of the Land.Shine your eyses ooo!

It pays to buy at times because building from scratch is not for everyone. If you can't face the heat in Lagos Please go and negotiate and buy a good property(There are thousands of well planned and tastefully finished Houses).

Build is better, cheaper and to ones taste but buying has to do with one desire location. Cos to get a virgin land in your desire location is like looking for a virgin girl to marry.

I'm going to say Buy. Building (especially in cities like Lagos) can easily become a nightmare as the quality of work by over 70% of the "professionals" is rubbish and omo onile greed has become a horror story. I had a relative into luxury construction abroad and when he came to visit a site in Lagos, he got so upset by the shoddy workmanship he saw that he took their tools and started showing them the basics. You think I'm lying, look at the finishing of most houses in Lagos. To get good workmanship you have to pay through the nose.

Buy and spend money finishing to your taste.

spot on sis, you hit the nail on the head, there's just too many stress involved in that building thing, plus the best/most secured location can be gotten from buying a house and not building one.

currently doing a 4bedroom bungalow whose experience I plan to share very soon .. must say it has been quite an amazing experience. the stress no be here but through it all, I have "story to tell" and that is what life is all about... telling our stories cool not buying story books wink

Just like choosing between a new and used car across the broad spectrum of society, there are no clear cut answers. It all depends on your persona and circumstances. I have an eye for artistry, creativity, detail and quality which I just cannot find so I build. Its fun.

Real estate is about Location! Location!! Location!!!.. You may nt be able to see a bare land for development at prime locations such as VGC, Banana Island, Maitama, Wuse...etc (bt if you do which is almost possible, it shld cost N150m at least). So in such case its jst best you buy a house there (preferrably for investment purposes).

But if you're looking at the outskirts or suburban areas where land is cheap its best you build for self accomdation.. Bt remember you'll spend tp nd labour for the rest of ur life all things being equal
