Seems majority of posters prefer building a house to buying one. Have you ever heard of this old saying? " The fool builds a house, the wise buys a house". I don't know how this saying came about.

And the Bible says, 'by wisdom a house is built'. How can doing things be termed foolishness. I will only buy to speculate, trade, whatever but build, never. Building like childbirth to women is an experience every man should anticipate. It is one of the successes of middle income America. Part of the famous dream.

Every one knows that building your own house is better.....But I think it depends.....

what about those living outside the country, who desires to build but got no trusted person that can handle the project.....You all know how some people think that money was picked up in every street once you were outside the country.....

to avoid those headache, is it not better to buy the building

I'm indifferent. However, it costs less to build from scratch. And you also don't need to have all the money on ground to start building, but need almost all the money at once to buy a house.

The fact that you can start a house from scratch with almost any amount and do it at your own pace, as the resources come, make it the preference of some of us common men. But if I was as rich as say a Bank CEO, I would prefer buying.

If money is not a problem then it is better to build. If you have a limited amount..then it depends . Let's say you want a 3 bedroom house.... one to your liking is for sale... in the area you want to settle...... good quality..well made ... everything is solid and on point....price is x naira... can you build a similar one for the same price or less? If no..it is better to buy. If yes...it is better to build. Another factor to consider is quality of materials.... some houses were built with very high quality materials that would cost am arm and a leg today... if available....such a house should be a good buy even if it costs a bit more than to build one. Some newly built houses begin to fall apart after a few years only. Lots of stuff to consider.

Building is far more rewarding, you can work with an Architect to design your house to you and your families lifestyle, for example I have a central courtyard that is 500 square feet.

It should be cheaper too in the long haul.

But sha the fear of Omo Onile wahala is for real.

Best to build unless you find a very good deal on a prefabricated one. Building because you can design it and put your own sweat equity into it. For my house, I bought a small one on a large lot then added on to it and renovated the inside. I went from a three bedroom, one basic bath with a living room, dining room and kitchen, to a three bedroom, one basic bath and one spa like bath, a living room with fireplace, dining room, huge recreation room, and a small gym. PLus I know all about my house. What was done and when. What are the skeletons in the closet, etc. My house almost doubled in size. So that is also an option, buy small then add on as you get funds.

I prefer build, cos you can inspect & monitor the materials to be used plus you have various design options to choose from..

buying already built too is okay.. buh then you should ask yourself how good the foundation is and grade of materials used.

depending on d time frame, buying might be d only option

If you don't want contractors to show you pepper, then be wise; involve a professional Quantity Surveyor on your building project.

A Quantity Surveyor is an expert in construction costs and he/she will guide you and protect your interests on and off your site and ensure that NO CONTRACTOR rips you off!!

Those who know understand what I'm saying. It hardly ever pays anybody who is a novice in construction to deal with a builder alone and directly without the help of professionals, especially in the area of costs and management of their projects.

Because for me, I'm pretty much determined to live in an estate type arrangement with central power and utilities and central security. Most estates don't give you the building from scratch option.

At the bolded........ and then paying through your nose for yearly service charges!!! Go find out from those at Lekki Gardens and other estates where those charges are being made. Its more like living in your own house and still paying rent yearly!!

To build a house or to buy one which is better
Buying a land or building your house afresh which will you prefer? Not a few people have reached crossroads over this decision, side by side we will consider the advantages of one over the other.

1)Ongoing building may collapse .A standing house may not likely collapse, for one it is standing for the period of you acquiring it.

2)Substandard materials may have been used for a standing building while you can actually monitor materials used for an ongoing project.

3)Fresh building can be easily customised or designed to suit your taste perfectly. With A standing building you can achieve little with changing or remodeling.

4)A bad contractor may do you in when you are building a fresh house, you can easily detect a badly built house and avoid it when you want to buy one.

5)You can choose from a variety of what is available in market and in your preferred location,depending on the size of your purse . But you are only constrained to one design the moment your house is already built, no going back.

6) A lot of problems are encountered by people building these days one of them is the town planning permits/government allocation. You may have problems getting approval for the building project, but already built one is most likely approved, so you don’t need to bother yourself about town planning authority.

7)Building a house afresh is most likely going to cost you less especially if well managed while buying one from an agent/real estate person will cost more because those that builds also expect large profits for their project.

9)If you want to move in very fast then you need to buy rather than build.

10)Rate of development is probably slightly higher where you already have a completed and standing building.

11)When you buy then you must have cut contractor from cheating, the only person that can cheat you then is the property seller.

12)If you buy a house then you have avoided harrasment from omo onile and area boys.

13)For an ongoing project you have the choice of materials you’ll like to use for your house and is also easily modifiable but for a standing building, materials have already been applied.

......Hahaha, omoniles are easy to deal with, you just have to apply tactfulness & diplomacy then you wont have any issues with them again, where l have my properties, the head of the Omonile is my paddy, we became friends, and he consult me for advise on issues, l sent whiskey, schnapps cool and several hampers to him so l never had any disturbance from his boys, whenever they see me they postrate to greet me, they even warn people never to go to my site to disturb my workers ..Lol..

And that is why I said you building either by yourself or through an engineer/contractor doesn't guarantee that you won't be ripped off or that you will get quality at the end of the day.

The only time it is most beneficial to build by yourself is when you personally have experience in this field.

2. The building blocks to be used will be stronger hence makes the house last for a long time before renovation

3. Quality accessories/finishings will be used.

4. Full satisfaction and taste.


The only advantage i see in buying an already built house is that it is readily available anytime you want it. The patern and the location may not be satisfactory and its costlier. So if you're not in a hurry, pls build.

It's cheaper to buy in most parts of the Niger Delta.

I've spent some time in Ilorin, Ado-Ekiti and I'm currently resident in Ibadan, and I can say it's cheaper to build around the South West.

it depends, when my mum showed we the book she wrote the amount required in building our house. DEE money will buy a 3 bed room flat in most part of lagos although buyin is more expensive
