Now know it that land isn't just enough home ties. If you think showing millions plots of land as only home ties, you're getting wrong. For your hometie, you need to show how family, financially, economically, socially you're tied or established in your home country. All this is for them to see that you have what you will likely come back for after studies. Even though they know likely you won't.


But when you're acquiring land, have it written in your POF section of your SOP that due to the drastic drop in value of naira, you deemed it necessary to INVEST in real estate/ land so as to establish your money rather than leaving it idle in your bank account. Then do evaluation of such properties if you can. But where you can't, you can do affidavit of fact, which will state you're the owner and quote current price of the land. But when doing this, ensure you have atleast a year tuition ( if you haven't paid) and living expenses showing in your account. IRCC too like available and easily accessible fund(s)

The bank send to the Embassy immediately you are given the single printed sheet containing your details/code and your account is also debited accordingly.

The MBS is sent immediately while u are expected to also attach the printed copy from your bank in your application.(proof of fund section)

Your answer might be valid for a printed SOA. But how? Embassies verify the authenticity of financial documents by sending them to the issuing institutions. And, all the embassies could get from these institutions is, “Yes, we provided this document. It is genuine!”. That’s all. They do not elongate the process by including financial histories. This is why I affirmed your accuracy in terms of printed SOA.

Now, why are you wrong?

With the advent of MBS, embassies are accorded the right to 6-month period of your financial transactions. They can see your inflow and outflow. They can spot a lumpsum and query or deny your application for it. (Exline101, I hope you are reading carefully? In your own case, there was deviation from your usual inflow and outflow. And, I am confident that you employed a third-party Cooperate Account.)

Now, if you claimed a fraction of your account balance is for your study in Canada and still went ahead to withdraw this same fund for something else, what outcome do you expect? A miracle? God is not dubious, My Friend. Recall, I told you they can view your six-month transaction - you can guess the result.

My friend, Bigdaddy001, if I would answer your question, yes, you can make a withdrawal from your account but ensure whatever is leaving your account exempts your total of $10,000 (if outside Quebec) + your tuition.

I hope I saved someone and haven’t wasted my time.

1.) Copy of Land sales receipt issued to buyer
2.) Generate receipt - narration on your bank account
3.) Copy of deed of conveyance/assignment etc and any other document that adequately captured the sales transaction.

Good evening peeps, I'm still seeking admission so here is my question. I'm looking at getting a space in Fashanwe college and there is space for January admission...thing is due to study permit processing I can't make January intake so I'm looking at getting the admission and deferring to the next intake after January so that I can have the time to process my study permit...Gurus in the house is this possible or does it makes sense?

I have been trying using GTBank US Dollar Mastercard to pay for IRCC study permit application fees but it has been declining it.

Please, is the Central Bank of Nigeria (CBN) now restricting the use of US Dollar Card?

Well then, My Friend, with what I could discern from your GCMS note, the VO suspects the cooperate account in question was boosted with a third-party's fund for the sole purpose of your application.

Give it another try, and be careful not to repeat similar mistake. Lump sum is your application's worst enemy now

Hi Bruno10000,

Your plan would be a great one if only Fashanwe College supports admission deferment. Hence, you should verify this from the admission office before effecting your stratagem

Cheaper if you book direct to regina, flights within canada can be very expensive.

The application was received at the Canadian visa office in Nairobi, Kenya, on April 11, 2022.
The responsible office is currently reviewing the application and documents submitted to determine if the applicant meets the eligibility requirements for a study permit.
The office will contact the applicant regarding the medical examination.
Due to COVID-19, IRCC is experiencing processing delays and we can’t provide you with accurate processing times for this application. Rest assured that we understand how important this process is for the applicant and are making all the necessary efforts to finalize the application as soon as possible.
As of today, no final decision has been made. The responsible office will inform the applicant in writing as soon as a decision is rendered.

Please I got admission to Concordia university of Edmonton to study Biological sciences, but am currently writing my SOP for my visa but finding it difficult to explain why am studying this course.

Actually I choose biology because I wanted to use it as a pathway to nursing, since I applied to 5 schools in Canada for nursing but my application got rejected even after passing ielts and Casper test. ....well I guess I was rejected because I have 4years gap study and there is a valid reason for that which I explained to the schools in details.

Well, the thing is that I was thinking of telling the Visa officer that I will be using the course as a pathway to nursing....or any other advise I can get from you guys.

Should I just apply and write something else on my SOP without mentioning the fact that I will be changing to another course, . ..or will my application get rejected.

What was your initial field of study and what were you doing during your four years gap? I don’t think studying biological sciences is the easiest path to studying nursing. Also are you trying to do a Bsc?
